The house

The house is rectangular in shape. It is crowned with a mansard roof that was recently restored and is in excellent condition. The dwelling’s facade faces west and looks out at the courtyard. A pellet stove was recently installed in an annexe. It heats up the house’s radiator circuit. And the edifice’s wooden window frames were recently repainted.


The ground floor
You step into an open-plan kitchen. On the right, towards the street, there is a lounge. An archway separates the lounge from a dining room beside it. The upstairs

The apartment has four rooms. Renovation work began on it in 2023, but this renovation project still needs to be finished. It has a ground floor with two large rooms and an entrance hall that features a stone fireplace dating back to 1747. The first of the two large rooms is big enough to serve as a waiting room. The next large room could serve as a medical practice’s main room or be converted into a fitted kitchen. A staircase leads up to the first floor. Up here, there are two bedrooms: one on each side of a central landing.

The garden

You can reach the garden from the street via a metal gate. The garden is entirely enclosed. It is dotted with trees, some of which are very old. A professional recently checked the state and strength of these trees. There is a terrace, a metal woodstore, a wooden henhouse and coop, and a fenced vegetable patch.

The courtyard

The courtyard is entirely enclosed. You reach it from the street via a metal gate. A conglomerate of concrete pieces forms a good surface upon which you can drive up to the barn, before walking to the dwelling’s entrance door. A stone well and an outdoor flight of steps adorn the front of the house and showcase its facade.

The barn

The huge barn bears witness to the property’s rural past. Its floor is now concreted. Several vehicles can be parked inside the barn, including large ones. Via a storeroom, you can get to the garden at the back and to the apartment too. The roof is in excellent condition.

Our opinion

This stone house with a remarkable mansard roof is plain yet truly characterful. Its architecture is simple, but the dwelling’s authentic charm is undeniable. It could be a family home with space for guests. And the property’s self-contained apartment could be the premises of a professional practice. Or it could be rented out as a holiday gîte. The lush backdrop of this haven, just one kilometre from the gently flowing River Saône, is so calm. From this delightful property, you can quickly get to woods where you can enjoy bucolic strolls and bicycle rides. Indeed, this environment is one of the property’s precious assets. Nearby, there are shops, tradesmen and amenities. And just a stone’s throw away, there is a primary school too, as well as a bus stop for rides into the city of Dijon or the town of Gray, where the local secondary school lies.
