The property lies equidistant from the towns of Gray and Mirebeau-sur-Bèze, in a calm village by the River Saône. In this village, there is a primary school, a hairdresser, tradesmen and a roving grocery that travels on demand. Five kilometres away, there is a convenience shop and restaurants. Supermarkets and public services are 10 kilometres from the property. And a train station in the city of Dijon lies 40 minutes away. The A31 motorway is just 25 kilometres from the property too. A bus runs between Dijon and the local town of Gray. It serves the village several times a day.
Description
The house
The house is rectangular in shape. It is crowned with a mansard roof that was recently restored and is in excellent condition. The dwelling’s facade faces west and looks out at the courtyard. A pellet stove was recently installed in an annexe. It heats up the house’s radiator circuit. And the edifice’s wooden window frames were recently repainted.
The ground floor
You step into an open-plan kitchen. On the right, towards the street, there is a lounge. An archway separates the lounge from a dining room beside it. To the left of the kitchen, a corridor connects to a bathroom, a lavatory, a utility room and storage spaces. Here there is also a staircase that leads up to the first floor. And another corridor takes you out to the terrace and garden.
The upstairs
The landing connects to a separate room that could serve as a bedroom, as it currently does, or as an office. A corridor connects to a storeroom and then to three other bedrooms. The first two bedrooms share a shower room. They also have in-built storage spaces. The last bedroom is bigger and also includes a storage space.
The attic
A staircase leads up to the loft. This loft has a high ceiling because of the mansard roof. It could be converted.
The self-contained apartment
The apartment has four rooms. Renovation work began on it in 2023, but this renovation project still needs to be finished. It has a ground floor with two large rooms and an entrance hall that features a stone fireplace dating back to 1747. The first of the two large rooms is big enough to serve as a waiting room. The next large room could serve as a medical practice’s main room or be converted into a fitted kitchen. A staircase leads up to the first floor. Up here, there are two bedrooms: one on each side of a central landing.
The garden
You can reach the garden from the street via a metal gate. The garden is entirely enclosed. It is dotted with trees, some of which are very old. A professional recently checked the state and strength of these trees. There is a terrace, a metal woodstore, a wooden henhouse and coop, and a fenced vegetable patch.
The courtyard
The courtyard is entirely enclosed. You reach it from the street via a metal gate. A conglomerate of concrete pieces forms a good surface upon which you can drive up to the barn, before walking to the dwelling’s entrance door. A stone well and an outdoor flight of steps adorn the front of the house and showcase its facade.
The barn
The huge barn bears witness to the property’s rural past. Its floor is now concreted. Several vehicles can be parked inside the barn, including large ones. Via a storeroom, you can get to the garden at the back and to the apartment too. The roof is in excellent condition.
Our opinion
This stone house with a remarkable mansard roof is plain yet truly characterful. Its architecture is simple, but the dwelling’s authentic charm is undeniable. It could be a family home with space for guests. And the property’s self-contained apartment could be the premises of a professional practice. Or it could be rented out as a holiday gîte. The lush backdrop of this haven, just one kilometre from the gently flowing River Saône, is so calm. From this delightful property, you can quickly get to woods where you can enjoy bucolic strolls and bicycle rides. Indeed, this environment is one of the property’s precious assets. Nearby, there are shops, tradesmen and amenities. And just a stone’s throw away, there is a primary school too, as well as a bus stop for rides into the city of Dijon or the town of Gray, where the local secondary school lies.
