Location

The property is located in the Centre-Val-de-Loire region, 2 h 40 from Paris via the A10 motorway and 20 minutes from Tours with its TGV train station, from where trains connect to the capital in 55 minutes. The residential area lies in a leafy valley, close to the city of Tours and the banks of the River Indre, between two dynamic towns with all amenities, shops and schools.

Description

The house faces north-south, with a wooded garden running down to a small branch of the Indre. The property stretches over approx. 4,210 m². An automatic iron gate opens from the street into a gravel driveway with parking space for vehicles. The main building stands at the top of the plot. The 1939 villa has a square floor plan and three storeys with converted attic space. The rendered masonry facades, with exposed stone foundations, feature numerous rectangular windows of varying sizes, arranged asymmetrically. They are enlivened by string courses, windowsills, two iron and glass canopies, a masonry porch and two perrons, as well as two balconies with simple iron balustrades. The slate roof has a hip dormer window Two external flights of stairs provide access to the raised ground floor. On the other side of the house, on the property line, there is an outbuilding providing storage space for gardening equipment and outdoor furniture.

The house


The garden level
Under the stairs leading to the main entrance, a door opens onto a secondary kitchen and a utility room with the start of the staircase to the first floor. The floors in these rooms are tiled. The kitchen leads to a games room formerly used as a garage, a boiler room and a bedroom with hardwood flooring, a shower room and a lavatory.
The ground floor
The tiled entrance hall of the raised ground floor, accessed via a single flight staircase, leads to a double living room and a kitchen. The first room is illuminated by two French windows that open onto two small balconies on the street side. The floor is of straight strip hardwood and the ceiling has ornamental mouldings. A light grey marble fireplace, framed by painted wooden bookshelves, is set against one of the sitting room walls. The kitchen features a tiled floor, a brick fireplace with a wooden lintel and a glass door leading to the garden via an outside staircase. In the hallway, under the wooden staircase leading to the first floor and the attic, a door provides access to a lavatory and another to the garden level.
The upstairs
On this level, a wide landing serves three bedrooms with straight strip hardwood flooring and Art Deco ceiling mouldings. One of the bedrooms has a marble fireplace. There is fitted storage space in two of the bedrooms. A tiled bathroom and a lavatory complete the first floor.
The attic
The roofspace comprises a landing serving two bedrooms with straight strip hardwood floors and sloping ceilings with exposed trusses. One of the bedrooms is lit by a dormer window and the other by a roof window. A shower room with toilets, also illuminated by a roof window, completes this level.

The outbuilding

This low building is set well back from the house, from which it is separated by a terrace. The rendered structure has small windows, a single-pitched roof and is divided into four sections, which serve as sheds for storing gardening equipment and outdoor furniture, or as a workshop.

The garden

Covering around 4,210 m², the garden gently slopes down from the front of the house. The grounds to the rear are flat, lawned and planted with trees, stretching all the way down to a small branch of the River Indre that runs along the back of the plot of land. A vast wooden terrace, extended by a petanque court, stretches across the space between the main residence and the outbuilding. The area surrounding the house is gravelled and the entire building is raised a few steps above the ground.

Our opinion

An authentic Art Deco villa, close to the dynamic city of Tours, just 1 hour from Paris by train. With its large garden planted with trees and its access to the river, this property is ideal for a family looking for space and a setting that is open to nature. The spacious, light-filled interior is enhanced by outstanding decorative features, including period hardwood floors and fireplaces. The entire property is welcoming and already seems to echo with the happy cries of children around long Sunday lunch tables.
