Location
Ideally situated between Narbonne, Perpignan and Carcassonne, the estate lies just 25 minutes from the Sigean interchange and 5km from Durban. On the edge of a village, it is close to the Cathar castles, Fontfroide Abbey and Lagrasse.
The village boasts a stunning natural heritage, with the "Corbières orientales" Natura 2000 nature protection site. First mentioned in a charter drawn up in 1390, the village's subsoil is made up of ancient and medieval mines, containing a variety of mineral resources. The old castle, just a stone's throw from the estate, still stands guard. The Mediterranean Sea is 30 km away.
Description
The second block, on the other side of the road, includes a gîte, an ageing cellar, a winemaking cellar and a hangar. A separate warehouse in the centre of the village completes the property.
The east-facing vines, almost 9 hectares of which are farmed organically, are mainly located within the civil parish.
There are two entrances from the street for easy ingress and egress.
The vines
Classified as AOP (protected designation of origin), the vineyards are planted with typical grape varieties such as Grenache noir, Macabeu, Mourvèdre, Carignan, Syrah, Grenache gris and Grenache blanc, as well as Muscat à petits grains.
Yields are maintained at around 15 hectolitres per hectare, the old vines ensuring a recognised production quality. Around 13,500 bottles a year are sold locally, in large part via direct sales to guests staying in the gîtes.
The winemaking and ageing cellars are included in the sale, as is the winery and cultivating equipment. Only the current stock is not included.
The manor house
This three-storey residence faces east-west. Virtually all the floors are of pitch pine and the walls are limewashed. The wooded grounds and the swimming pool with its paved surround can be admired through a French window at the rear of the traditional dwelling.
The ground floor
The large, full-width terrazzo-floored hallway opens onto a large dining room, a bright sitting room and a kitchen. A hidden passageway under a half-turn stone staircase with wrought iron banister leads to the parkland. The kitchen leads via a pantry to the sales area.
The upstairs
On the two upper levels, four bedrooms with bathrooms can accommodate up to fourteen guests.
The winery
On the same level as the street, accessed by a wide carriage entrance, bright and with high ceilings, it was designed and built to receive the public as well as for wine tasting.
The fermenting room
Located in the upper part of the estate with easy access, it contains all the modern winemaking equipment.
The gîte
This guest house offers completely self-contained accommodation for up to twelve people. Located across the road, it has four bedrooms. With its limewashed walls and deep blue shutters, the house asserts its Mediterranean identity.
Two gardens surround the gîte, one of which enjoys a direct view over the vineyards, a swimming pool with solarium and a covered terrace for al fresco dining.
The small gîte
This is the former stable. The remaining fodder racks are a reminder of its original purpose. Comprising a kitchen, a sitting room and two bedrooms, the guest house has rough-hewn stone walls that keep the interior cool during the summer months. There is a small garden where you can enjoy meals in complete privacy, protected by an arbour. A whirlpool bath completes the dwelling.
The house
The current home of the owners, with a floor area of around 150m², is located uphill from the wine storehouse and the small gîte. With its own garden, the separate house comprises four bedrooms, a study and a living room. It does, however, require a few alterations to make it more functional and more pleasant to live in.
Our opinion
A thriving winegrowing and wine tourism estate that combines grape growing, closeness to nature and comfortable accommodation for guests passing through. The booming business provides an ideal opportunity to envisage a sustainable lifestyle in a typical Aude setting, to develop a concept that was initiated more than twenty-five years ago and to plan for its successful continuation for many years to come.
