Beyond the suburbs of Périgueux, a city officially recognised for its built heritage and the administrative centre of France’s Dordogne department, the landscape is a patchwork of undulating meadows, woods and residential areas. Shopping centres are just as close to the property as bucolic trails for country walks. You can reach Périgueux city centre in only a dozen minutes from the property. And just five minutes away, there is a slip road onto the A89 motorway, which takes you to the city of Bordeaux in one hour and a half and to the city of Brive-la-Gaillarde in 45 minutes. International airports are not too far away either, located in the cities of Bergerac, Brive-la-Gaillarde and Bordeaux.

Description

The property lies on a residential cul-de-sac, where it extends upon the plateau of a wooded hill. The one-hectare estate is entirely enclosed and centred upon a U-shape farm complex. Hedges and two solid electric gates give the site absolute privacy. A tarmacked parking area forms a transition with the road. Next, there is a vehicle shelter by the entrance to the property. The house

Yet its old farmhouse, which is square-shaped, stands out as a taller edifice, with both a ground floor and a first floor, as well as a roof with a hipped end. On both sides of the buildings, many glazed doors lead inside. Several adjoining spaces, built in line with the rest and with varying breadths, house dual-aspect rooms bathed in natural light from glazing. All the rooms have tiled floors. There is a fully fitted kitchen, then a dining room, a main entrance hall and a lounge. The corner pavilion houses a carpeted master bedroom and a mezzanine reading room with a private roof terrace. A garden-facing corridor connects to a walk-in wardrobe, a lavatory and three extra bedrooms, each of which has its own shower room.

The secondary dwelling

The secondary dwelling is housed in the south wing. You reach it from either a closed corridor in the main house, an adjoining barn, or its two terraces outside. It offers a lounge with an open-plan kitchen, a bedroom, a shower room with a lavatory, and a private utility room. Wood strip flooring extends across the rooms.

The outbuildings

There is an old barn with a carriage entrance. It is divided into a storeroom, a workshop and a loft used for storage. The second part of the roof space houses a soundproofed nightclub. It has a dancefloor fitted with floor lighting, as well as bench seats, a mixing desk, loudspeakers, spotlights, a bar, a lavatory, a cloakroom and a storeroom. A heated swimming pool lies beside a terrace and a vast open-sided shelter with a timber roof frame and barrel tiles. With its 60m² floor area, the sheltered space includes a summer lounge and a summer dining area for outdoor relaxation and meals. It also houses a stone oven with a chimney for barbecues. On the north side, a glazed door leads out into the grounds.

The landscaped garden

The landscaped garden lies in a central position, sheltered by the buildings arranged around it. It forms a lush space where you can unwind and stroll. Around a gravelled court there are lawns, shrubs, wooden planters and paths. The swimming pool fits perfectly into this secret outdoor haven of stone and vegetation. The garden also links to the grounds, leading out and around the buildings. The lawns, which take up most of the space, are dotted with trees of different varieties.

Our opinion

This old farm complex has been masterfully renovated to create a unique gem of architecture, set in the beautiful Dordogne countryside, yet conveniently located just a few minutes from the charming city of Périgueux. It is more than just a country home: it is a place for hosting guests and sharing memorable moments in a calm backdrop, while remaining close enough to a city. The whole structure has an enchanting atmosphere that is at once warm and welcoming but truly secret. Indeed, it would be ideal for day-to-day family life but it would also be the perfect second home. The delightful haven invites you to enjoy meet-ups, leisure and even festivities here. And you could rent out the self-contained secondary dwelling as tourist accommodation. In short, this characterful property offers a relaxing holiday spirit all year round.
