The property lies 50 kilometres east of Paris, in the heart of France’s beautiful Seine-et-Marne department. You reach it via the D119 road, the most direct route, or via the A4 motorway then the Paris region’s outer ring road and the N4 trunk road, taking the Rozay-en-Brie exit. The Transilien regional rail network includes a train link to central Paris from stations nearby, including those in the towns of Marles-en-Brie and Faremoutiers. The roads that lead to the property, through a village without any shops, are very calm. And the nearest main roads, like the D119, are not too close. The closest village where you can buy goods for everyday needs is Touquin, three kilometres from the property. And the biggest town nearby is Coulommiers, 18 kilometres from the property. There you find shops, amenities, health centres and a train station.
Description
The house
The ground floor
The main entrance door is in the square tower. You step through an oak door, which leads into a square hallway that connects to a lounge, a kitchen, an office, a lavatory and a small corridor. The floors are all covered with old terracotta tiles. The doorways are slightly arched. The dual-aspect lounge is bathed in natural light from windows. One set of French windows leads out to the parkland on the road side and another set of French windows leads out to the terrace on the pond side. All the windows are fitted with indoor wooden shutters. Exposed joists and beams run across the ceiling. The lounge also features a monumental fireplace in working order, made of sculpted stone. A hallway leads to a staircase with an oak balustrade. This hallway connects to a utility room, which leads to a wine cellar and to an open garage, where you can enjoy shelter for open-air springtime lunches, which are sometimes threatened by sudden downpours.
The first floor
The stone staircase, with terracotta-tiled steps with oak nosing, leads up to a landing, which connects to a first bedroom with a walk-in wardrobe, a bathroom and a lavatory. Nearby, there is a second bedroom, which has a tap. In the square tower there is a hallway through which you reach the other bedrooms. The master bedroom has wood strip flooring, a wardrobe and a bathroom with a shower and double washbasin made of volcanic stone. A handmade Balinese door separates the bedroom from the bathroom, which is decorated with frescoes. A corridor with a terracotta-tiled floor leads to a fourth bedroom, next to which there is a walk-in wardrobe and a terracotta-tiled bathroom. A small office lies next to a last bedroom, which has a shower room and a macerator toilet.
The second floor
On the second floor, the only liveable section is in the square tower. Yet this renovated, repainted section is not heated. It only consists of a 16m² room, filled with natural light from five windows fitted with indoor wooden shutters. A 15m² loft space completes this top level.
The grounds
The grounds are enclosed with fencing. A lawn extends almost all the way across the flat plot. There is a 5,000m² lawn and 3,000m² of parkland dotted with trees and flowers of different varieties. A ginkgo biloba tree, a catalpa, plane trees, beeches and a maple grow beside fruit trees, including an apple tree, a pear tree, a cherry tree, a mirabelle plum tree, a greengage tree and a walnut tree. A weeping willow hangs over pond, adding a poetic touch to the grounds.
The swimming pool and pool house
The swimming pool is nine metres long and four metres wide. It has a volume of around 60,000 litres and is treated with salt. The water is heated with a heat pump. Inside the pool house, there is recent material, purchased in 2023 and 2024. A summer kitchen could be installed in this pool house as water inlets and electricity inlets have been fitted.
The small dwelling
The small dwelling is a former stable. It has the same architectural characteristics as the main house. The dwelling has a ground floor and a first floor, with each level offering a 28m² floor area. The ground floor currently serves as a workshop.
The garage
The garage offers a 40m² floor area. Two vehicles can be kept inside it. A 20m² room used as a workshop adjoins the garage. The top floor houses a 60m² utility space.
Our opinion
When you step through the entrance gate of this property, you are immediately enchanted by this relaxing oasis of greenery, brought to life by foliage and flowers in spring. Its orchard offers a range of fruit. In the heat of summer, you can enjoy the refreshing coolness of the swimming pool. And in autumn and winter, you can warm up beside a roaring fire inside.
