Location
Morsang-sur-Seine, situated in a meander of the river, near to Rougeau Forest and less than 40 kilometres from Paris, has managed to retain its rural village charm. Itinerant traders take turns to set up in the square in front of the village hall, while pétanque tournaments or watersports with the sailing club give the place a southern nuance. The municipality has a population of 500 and still possesses a primary school, after which children attend the junior high school in Saint-Germain-les-Corbeil. It was a popular destination for rest and relaxation in the 19th century in which many fine residences were built on the River Seine’s banks. It is still a much sought-after living environment, far away from the hustle and bustle of the regional economic hubs. The French capital can be reached in 1 hour via line D on the RER train network from Coudray-Montceaux.
Description
The residence is reminiscent in certain was of coastal houses, with its pointed rubble stone walls and blue shutters. It boasts living space of around 460 m² and is set in a U-shape around a gravelled courtyard bordered by patios. Parking spaces can be reached through two gates standing on either side of the property, which opens out to a great extent onto the River Seine. Indeed, to the rear, the garden runs down to the river where there is a private jetty.
The house
This approximately 200-m² L-shaped edifice boasts several reception rooms on the ground floor and four bedrooms upstairs. It can be reached from the street via the entrance hall, which links the two parts of the building and also leads to the courtyard. Due to its proximity to the River Seine, it is on a raised base to protect against the risk of flooding.
The ground floor
Several steps lead to two rooms one after another, with exposed beams on the ceiling and terracotta tiles on the floor, separated by large oakwood doors. In the first room, a door leads to a pantry and then to the kitchen, while from the second, views of the River Seine can be enjoyed. Other doors lead to another section, including a first lounge with black and white taco tiling, a door leading to a cellar in the basement, a second lounge or dining room connected to the kitchen, a lavatory and a pantry. This wing of the house looks out towards the river, with several openings onto a sandstone patio and then the garden via various stoops.
The first floor
This level can be reached by a staircase from the kitchen that separates in two, with one side leading to the living areas and others to the office side. In the former, there are four bedrooms which all enjoy views of the River Seine. The approximately 25-m² master bedroom boasts a fireplace as well as exposed beams and is bathed in light through many windows including two skylights. The other bedrooms are of more modest size, with surfaces ranging between 12 m² and 14 m². In one of them, a mezzanine, which is bathed in light through a skylight, has been created beneath the sloping ceiling. The last two bedrooms are the result of partitioning but could be converted into a single, large space. All of the bedrooms share a bathroom with a lavatory.
The second building
A hall connects the two sections of the property. On the top floor, the L-shaped construction has been divided into several workspaces: six small offices in one wing and three large rooms one after another, which were probably bedrooms in bygone days. At the tip of the building, there are lavatories. All the rooms look out onto a continuous balcony on stilts. On the ground floor, a garage, several utility rooms and lavatories enjoy direct access to the courtyard, patio and garden. They are classified as being in a flood-prone area, the last of which occurred in 1910, and as such this level cannot be used as living quarters.
The carport
This large, covered area to the rear of the office building provides shelter for vehicles or equipment.
The patio
Between the stoop and the garden, followed by the River Seine, it is made of sandstone. Thanks to its south-facing aspect, the sun’s rays or shade of the plane trees can be enjoyed here. It leads to the courtyard between the two buildings, a greenhouse and then the garden.
The garden
Its expanse spreads out over more than 1,500 m². It is surrounded by hedges, dotted with tall trees and boasts direct access to the river. Thanks to the presence of a small jetty, boat rides on the Seine are possible. A bioclimatic pergola also provides a space with welcome shade.
Our opinion
This address has been shaped by the river and history. For several centuries, the property has accompanied the life of the River Seine, sharing its rhythms and horizons. It was a coaching inn, a hostelry and then a home plus a business seat. Today, it still boasts a remarkable capacity for adaptation. The layout of the buildings and the volumes available lend themselves to many uses: a very large capacity family residence, a bed and breakfast business, a reception venue or a residence for creative activities. The garden and its private jetty provide a permanent dialogue with the river and surrounding landscape. The tranquillity is scarcely disturbed by no more than the presence of barges travelling up and down the river or the barnacle geese drifting along on the water.
