Location

In the Gironde department and the greater Nouvelle-Aquitaine region, the priory, located within the Entre-deux-Mers natural region, is perched up in the heights of Langoiran and overlooks the banks of the Garonne River. Nearby, a Romanesque church, dating from the 12th century, is a testament to this area’s long history of inhabitation, while, as an integral part of this landscape for some time, the property is surrounded by nature and sheltered from all noise.
As for the town of Langoiran, it features shops and services for daily life, whereas the valley’s green markets and villages remain easily accessible. In addition, Bordeaux can be reached in 35 minutes, while the Bordeaux-Mérignac airport is accessible in 45 minutes, the latter of which provides regular connections to Paris as well as many other major French and international destinations.

Description

Built in the 17th and 18th centuries, the property extends over nearly 9,000 m², while the priory is located on the upper part of the grounds, overlooking an Italianate garden featuring rows of vegetation, a stone swimming pool, added in the 19th century, and a semi-covered outdoor reception area. The latter, built out of stone and topped with a barrel tile roof, includes a fireplace whereas, according to late 17th-century traditions, the L-shaped main building has been designed with an understated architectural style.
As for its lime-plastered ashlar and rubblestone exteriors, they have been elegantly weathered by time and are cadenced by low-arched or rounded windows and doors, typical of 18th-century modifications, which provide balance for the edifice’s overall composition, while its thin stone stringcourses horizontally highlight its exteriors, and the tall windows and doors on its southern side guarantee dazzling sunlight all day long, as well as provide enchanting views of the grounds and its different areas.
With the house’s main entrance to the south, which is preceded by an immense gravel courtyard in which a centenary lime tree stands, the former, painted green and safeguarded by an openwork, wrought-iron grill, blends in seamlessly with the façade’s overall composition, while a second entrance, to the west, opens directly on to a kitchen, the dwelling’s true heart and soul.

The Ground Floor

Accessible via two separate entrances, which provide access to the 18th-century kitchen as well as three main living areas, the dwelling features a kitchen/winter dining room on its western side with Gironde stone floor tiles, which first communicates with a large living area, used primarily as a summer dining room and boasting underfloor heating as well as a climate-controlled wine fridge.
As for the kitchen, it also provides access to a study/library with a white stone fireplace, whereas, to the south and extending on from the study, a second sitting room with a fireplace faces west. With crown moulding as well as straight-plank, pitch-pine parquet floors throughout, the rooms are highlighted by floor-to-ceiling heights of approximately 3.5 metres.

The First Floor

Two staircases provide access to this floor: the first is a quarter-turn stone version from the 17th century, which is located in the foyer, while the second, built out of wood and more understated in appearance communicates directly with the kitchen. As for the immense central landing, it provides access to six bedrooms as well as a separate study, whereas several dual-aspect bedrooms feature windows on either side of the house. With primarily pitch-pine parquet floors throughout, the two main bedrooms come with their own private bathrooms and lavatories, while the four others share two shower rooms.

The Garden

The grounds extend on from a stone patio to the southwest and overlook the stone swimming pool (6 x 1.5 metres) as well as a semi-covered space with an outdoor fireplace. In addition, they have been planted with many tall trees, including conifers and deciduous varieties, such as limes, date plums, horse chestnuts and many Tuscan cypresses, which provide plenty of welcome shade.

Our opinion

Exuding plenty of understated elegance, this former Gironde priory features eye-catching architecture as well as a prime address, while its stone exteriors, arched windows and doors, original floors, fireplaces and wood panelling create a remarkably balanced composition.
As for its Italianate grounds, stone swimming pool and views of the valley, they help to extend the dwelling well past its walls, whereas, without being ostentatious, the property possesses the innate natural quality of homes that have been inhabited and maintained for many years. Not far from Bordeaux, this priory would be ideal as a family residence or tourism accommodations, the latter of which is already being operated on an occasional basis and generating significant income.
