Thanks to the quality of its living environment, one of Marseille’s most sought out neighbourhoods is Gratte-Semelle, sandwiched between Roucas Blanc and Vauban in the 8th arrondissement, which is not only particularly appreciated for its prime location and picturesque setting, but also provides easy access to both downtown Marseille and its coast.
Below the Notre-Dame-de-la-Garde Basilica, the property is nestled within a rolling landscape, only a stone’s throw away from Marseille’s Old Port, while the beach and the Place du Terrail are 15 minutes away on foot. In addition, the property is a ten-minute bicycle ride from well-renowned schools and less than 5 minutes away on bicycle from Vauban’s shops and restaurants.

Description
As for the dwelling, with approximately 270 m² of inhabitable floor area, it abuts the hillside and features five bedrooms and a large study, whereas its partially symmetrical U-shaped composition, with uneven wings, faces mainly east: in the middle, the orangery of a bygone farmhouse, dating from approximately 1870, is flanked to the south by a contemporary two-storey extension, built roughly 12 years ago, and to the north by a charming cottage as well as an annexe extending on from the latter.
With light-colour plaster exteriors, cadenced by primarily rectilinear or arched windows/doors, the cottage is topped with an interlocking tile gable roof, as is the annexe, while the property’s other rooftops have been turned into sunny terraces.

The latter leads to a shower room with a lavatory as well as an immense bedroom with hardwood floors and a cathedral ceiling, bathed in light by an arched glass door and an oval oculus, while a second, independent bedroom, with its own shower room and lavatory, is directly accessible from the garden in another modest-sized edifice. Topped with a flat roof that has been converted into a sunny tiled terrace, facing south and east, it provides the perfect space for soaking up Marseille’s ideal climate.
The Central Structure
The living room, located in the former orangery, features a high ceiling and wide arched glass double doors, framed by curtains, which highlight the view of the patio and garden, while the floor is covered in straight-plank hardwood floors and the walls are clad in modern wood panelling.
Double doors separate the living room from the dining room, the latter of which provides access to the dwelling’s contemporary extension and exudes the same ambiance as the living room: hardwood floors, moulded wood panelling, a tall ceiling and views of the garden.
The south wing
From the dining room, the fitted kitchen is accessible via a sliding door. Here too, wood is omnipresent: the warmth of its hardwood floors and wall clad in rustic looking untreated slats contrast with the light tones and minimalist look of its worktop and built-in cupboards, while a utility room is currently used as a laundry room.
From here, a door opens on to the dwelling’s more private quarters with three more bedrooms: the ground floor contains two bedrooms, a shower room with a lavatory and an immense study with views of the garden, whereas, upstairs there is a fifth bedroom, which comes with its own private shower room and lavatory, as well as a terrace overlooking the garden with panoramic views of the valley.
With solid hardwood floors throughout, on the ground floor, all the rooms open on to the garden, while its glass doors provide fluid circulation from one side of the property to the other.
The Garden
Several flagstone patios, bordered by a variety of different plants, provide pleasant spaces to enjoy the sunshine or shade depending on one’s mood and the time of day, while, like a cloister, they surround the flat garden, broken up by small stone walls and planted with olives, figs, apricots and a plane tree, as well as fragrant lavender, agapanthus, rosemary and other Mediterranean varietals.In addition, the garden also includes a swimming pool, of approximately 11 x 4 metres, with unobstructed views of the surrounding area, whereas, lastly, at the entrance to the property, a concrete area provides parking for several vehicles.
Our opinion
Perfectly located in order to enjoy the best of what the dazzling Phocaean city has to offer – water sports, restaurants, cultural events – the property is inherently ideal for a large family or hosting friends and family in a comfortable and private setting, while an artist would also be able to take advantage of the orangery’s incredible luminosity and sizeable proportions in order to create a peaceful and open atelier.
As for its flat tree-filled garden, a rare amenity in this neighbourhood with its unobstructed views, it emphasises the property’s bucolic feel, whereas the property itself features pleasant and fluid circulation between its interiors and exteriors as well as from one wing to the other, connected via a patio that can be enjoyed year around thanks to the mild Mediterranean climate.
