Location
In the Nouvelle-Aquitaine region, on the outskirts of Limoges, the dwelling is located in the middle of a small town on the banks of the Vienne River. Nestled within an ancient urban fabric inherited from its medieval village origins and subsequent 19th and 20th-century extensions, the human-sized downtown area is dynamic, while all shops, schools, athletic organisations and public services are accessible on foot.
As for the Upper Vienne region, with a rolling topography traversed by many waterways, it is ideal for a variety of outdoor activities, such as hiking, fishing and cycling, whereas, by car, the dwelling is only 15 minutes from the hospital, 12 minutes from the Limoges-Bellegarde international airport and two hours and 45 minutes from Bordeaux.
Description
As for the window/door surrounds, horizontal stringcourses and quoins, they act as decorative elements for the dwelling’s exterior, whereas, the modest-size, landscaped garden is reminiscent of ornamental gardens from the interwar period, where several pruned trees and the rest of the meticulously maintained vegetation help showcase the dwelling’s architecture. It should be noted that the property also comes with a few outbuildings, such as a carriage house and a chicken coop.
The Dwelling
Built over a full basement level, which represents its foundation, the dwelling’s off-centre front door is accessible via a gravel lane bordered by vegetation, which skirts the edifice’s main façade and leads to a flight of granite steps.

At the top, a wide hallway provides access to four large bedrooms and a bathroom with a balcony, whereas, flooded in soft light thanks to their tall glass doors, the bedrooms feature wide-plank parquet floors that provide a nice counterpoint to their marble fireplaces.
The second floor
Partially converted, this floor features two bedrooms, to renovate, which abut an attic space whose floor-to-ceiling height makes it possible to create several rooms here.
The basement

The Courtyard, Garden and Outbuildings
To the south, a patio planted with limes and a cypress overlooks the town’s major shopping street, while the ornamental garden features a variety of vegetation adapted to the acidic earth of the Limousin region, such as a centenary, multi-trunked thuja, a Judas tree, several hydrangeas, box trees and privets. In addition, a former chicken coop and a carriage house can also be found nearby.
Our opinion
This notable dwelling from the 1930s, which has retained its authentic décor, features an interior fully in keeping with a transitional architectural style, one that bears witness to the rise of a local bourgeoisie in the early 20th century, who cared about asserting their rank, but eschewed any excessive pomp. As for its overall organisation, it was designed to simultaneously facilitate its presentation as well as the residents’ quality of life with its ample proportions, logical, dual-aspect layout and sunny volumes, while the former doctor’s surgery, which has been turned into accommodations, could easily be reintegrated back into the main dwelling in order to create a large suite.
