Location
In the Charente-Maritime department, on the western side of Ile d’Oléron and in the town of Dolus-d’Oléron, the property is located in the hamlet of Rémigeasse, within a coastal and residential environment, while the beach, accessible on foot and only a few hundred metres away, is one of the most unspoilt on the island. In addition, nearby, the bay of Perroche creates a more sheltered landscape, cadenced by the tides and ideal for tranquil water sports, whereas the shops in Dolus’s city centre, as well as those in La Cotinière, are only a stone’s throw away and La Rochelle, accessible via the Ile d’Oléron bridge, can be reached in approximately one hour.
Description
The Dwelling
Laid out around an open-plan main room, of approximately 35 m², which includes a living room, a dining room and a kitchen, the dwelling’s interior mainly features untreated wood, which envelops the rooms from floor to ceiling and endows them with a visual continuity. In addition, several vintage elements, integrated over time, participate in the dwelling’s free-flowing layout, whereas wide windows extend the volumes towards a wooden patio, which provides direct access to the garden.
With three bedrooms, including a large dormitory, as well as a shower room and lavatory, the dwelling, still partly unfinished, provides a number of possibilities for future improvements, specifically in terms of climate control.
The Building to Renovate
Abutting the dwelling, an ancient edifice, with an inhabitable floor area of approximately 140 m², contains partially open spaces, some of which reveal its existing structures as well as the initial interventions that have been carried out, while its design, coherent, but not static, provides the possibility for a variety of different layouts. As for the project validated by town hall, it sets the framework for a complete restoration, consistent with the site’s characteristics and environment.
The Garden
Surrounding the edifices and featuring rather untamed vegetation, it alternates between open spaces and more wooded areas, without any kind of structured landscaping, whereas a tree house, nestled in the crook of a tree, provides a youthful touch and adds to the property’s identity. In addition, a wooden patio extends off of the main living room and provides direct access to the garden, while the whole will require a complete overhaul in order to update its pathways, uses and vegetation.
Our opinion
This property, resulting from successive modifications, but whose layout has remained quite open, features an initial living space as well as a building, to renovate, making it possible to gradually develop the property to one’s own tastes, while the whole, requiring a consequential restoration, both inside and outside, promises complete freedom in terms of interpreting the site’s overall composition.
As for the lot’s configuration, the relationship between its interior rooms and verdant exterior creates a one-of-a-kind atmosphere, whereas the property, nestled within a lesser-known part of the Ile d’Oléron, is only a stone’s throw away from the nearby beaches.
