Location

On the outskirts of the Greater Paris metropolis and 30 kilometres from the Porte d’Orléans via the N20 A road, the property is nestled in a town with shops and amenities for everyday needs. From the house, you can easily get to the town’s shops on foot. In the town, there is a bakery, a butcher, a cheese shop, restaurants, a pharmacy, a grocery, a hair salon and medical practices. The RER train station is only two kilometres away. From this station, you can reach central Paris's Austerlitz train station in just 25 minutes. The house stands on land which can be built upon, between the town and countryside. The northern elevations gaze out at fields, while the south-west-facing elevations look out at a paved courtyard and the outbuildings.

Description

On the edge of the village, a carriage entrance gate extends a stone enclosure wall and leads into an agricultural property with a large farmhouse that offers approximately 400 m² floor area and five outbuildings that offer 2,000 m² in total floor area. This farm complex is officially recognised as a remarkable site. The property covers around 8,500 m² in a zone that can be built upon but under regulations designed to preserve the village’s historical character.
The main house, like most of the outbuildings, is made of burrstone with lime pointing. It is punctuated with quoins and has six bays with timber lintels, latticework windows and white louvered shutters. Its gabled roof of local tiles is punctuated with dormers and roof windows. The house faces north-east and south-west with windows on both sides.
The roofs of the barn, stable and agricultural storage building are made of corrugated metal and their windows and doors are painted dark green. The garden, which is dotted with trees and shrubs of difference varieties, is listed as a remarkable landscaped space. A tennis court, which needs to be completely restored, lies at the bottom of the plot.

The Main Dwelling

The dwelling is made up of rooms arranged around a large lounge with beautiful pale-wood panelling with mouldings and a Louis XIV-style fireplace made of dressed stone with a straight chimney breast and a mantelpiece. Several rooms have French-style beamed ceilings, notably the entrance hallway, a kitchen that leads to a small cellar and a summer lounge with a tiled floor.
The first floor has carpeted rooms. It was renovated at the start of the 20th century. It includes a double-height living room, topped with visible wooden rafters, as well as bedrooms and bathrooms.
The loft lies upon a concrete floor and showcases the roof frame.

The Grounds

The square plot covers around 8,500 m². It includes a gravelled and sandstone-paved court and 3,700 m² of lush outdoor space that is listed. There is also a stable and a tennis court on the grounds.

The Outbuildings

The complex of five outbuildings covers around 2,000 m² in total floor area. Some already have floors, opening up many possibilities for development.

The South Wing

The south wing adjoins the main house and brings together two buildings with respective floor areas of 50 m² and 180 m². It includes a boiler room in an annexe with French-style beamed ceilings and stone walls with lime pointing. An open-sided shelter with storage spaces has been turned into an eating area. The former cowsheds that adjoin it have been turned into a garage. They have kept their original troughs and hayracks, as well as timber beams painted white and a first floor that is not currently used.

The Woodstore Barn

The woodstore barn has a 140 m² floor area. It stands out for its burrstone walls, its carriage entrance and its two arched farm doors. Crowned with a gabled roof, this edifice is around 10 metres in height up to its roof ridge, and includes two wooden floors.

The Building with a Dovecote

This building has a 450 m² floor area and stands in the middle of the plot, opposite the south wing. This edifice brings together a stable with two looseboxes, a hen house and a barn crowned with a dovecote, beneath which there is a carriage gate. The edifice also houses a workshop and a former dwelling.

The Agricultural Storage Building

Perpendicular to the dovecote, there is an agricultural storage building, designed to house farming machinery. It offers a 550 m² floor area. It has an open side and it is crowned with a roof of corrugated metal.

The Barns and the Caretaker’s Cottage

At the bottom of the plot, there is one last group of buildings: two barns with floor areas of 300 m² and 250 m² respectively and a caretaker’s house or guesthouse with a 65-m² floor area.

Our opinion

This property stands out for the architectural coherence of its buildings, where burrstone combines with lime pointing and with roofs of local tiles. Indeed, the beautiful harmony of this built heritage is already recognised officially. This status forms a solid foundation for renovating the property to high standards while respecting the place’s historical character. You could even add modern touches to the rooms. The many outbuildings, some of which already have floors or could easily be fitted with floors, are ideal for creating self-contained dwellings or workshops, yet without detracting from the site’s original agricultural ambience.
Thanks to the size of its dimensions and the rationality of its layout, the property is particularly ideal for a structured project, supported by a buyer who would like to make a long-term investment, thereby reconciling asset appreciation and well-reasoned development.
