Location

The property is set in a hamlet away from a village, in a setting characteristic of the Millevaches plateau in the New Aquitaine region and the Haute-Corrèze department. At an altitude of 824 m, this property offers a peaceful setting in the countryside, far from the hustle and bustle of the city. Ussel, 19 km away, is home to a number of services, shops, local administration, schools and health establishments, including a hospital, as well as a bus station and a railway station. Access to the A89 motorway, 15 km away, provides easy links to Tulle, Bordeaux, Lyon, Brive-la-Gaillarde (67 km) and Clermont-Ferrand (96 km) and their airports. The Agriers massif is in the immediate vicinity. It is popular for its signposted hiking trails and other outdoor activities on foot, horseback or by bike. This adds to the natural amenities of the landscape with its rich biodiversity bathed in silence.

Description

Set on the edge of a hamlet, this mid-19th century barn has been completely restored and converted into a house. The two-storey main building stands on the west side of the property's two adjoining south/north facing plots. It is set in the midst of gardens, copses and flowerbeds, plains, valleys and woods. The property is accessed from a road running west along the southern plot of land. A gently sloping driveway, set into the landscaped canopy, leads to a parking area with the garage annex to the west. Along the same lane, a pedestrian access leads east to the part of the garden devoted to vegetable and flower growing, with a wooden shed for gardening equipment. To the north of the parking area, a flagstone path leads to a flight of stone steps leading to the front of the house, facing east and bordered by a gravelled lawn. To the south-west of the building, there is a garden room covered by a pergola; to the north-east, a recent extension has been built. These two buildings, with their Spanish slate roofs, ensure the aesthetic unity of the property. The walls of the old barn have been partially preserved in keeping with their original appearance. The extension has been rendered. The facades, with windows and doors on all four sides, look out onto the countryside. At the front of the east facade, two grassed areas form successive terraces and gardens right up to the eastern boundary of the property. The west facade features a south-west-facing terrace that connects with one of the bedrooms in the main house. Finally, to the north of the house, the view extends to the second plot, with its undulating meadow bordered by trees and flat areas. A stream runs north/west through the plot in the middle of a wetland area.

The house

With its single-storey extension, it has around 200 m² of living space. The ground floor comprises a dining room with an open-plan kitchen and an inglenook fireplace, a lounge, a study and a utility room. Upstairs, above the original building, there are three bedrooms, a bathroom and a shower room. Added to this are three toilets, convertible attic space and two outdoor terraces. The windows and doors are double-glazed. While some walls have retained their exposed stone, others have been insulated. There, plasterboard is covered in neutral-coloured paint.

The ground floor
The house has several entrances, but two of them, to the east, are used most. The first, a single glass door, opens onto an open-plan kitchen/dining area. The second, a double-leaf glass door, is the entrance to the extension's hallway. The hallway leads off to the north into an office with custom-made bookcases and panelling and four glass doors. Opposite this entrance, a corridor with a cloakroom leads to a laundry room lit by a window and a French window. To the east of the hallway there is a toilet with a washbasin. The hallway also provides access to the custom-built dining room and fitted kitchen, and to a storage room with the electric panel and the fibre optic cable. The waxed concrete floor that replaced the original wooden floor is set above a crawl space accessible via a floor hatch near the fireplace. At the front of the staircase, set against the south wall of the central room giving access to the first floor, a double glazed door opens onto a lounge with a wood-burning stove.

The upstairs
The staircase against the south wall of the kitchen/dining room leads to the sleeping areas and several shower rooms. A landing leads to two bedrooms to the east and north-east, the second of which has a cupboard hidden in its west wall. To the north, there is a bathroom with a washbasin, bath, toilet and ventilation system. To the south, a door opens onto a third bedroom with high ceilings, recalling the original construction, with glimpses of the beams lined with insulation. The bedroom has a cupboard and a shower room, a double washbasin and toilet. To the west, a large four-panel window opens onto a private terrace of almost 22 m² with stone paving.

The attic
With a surface area of almost 30 m², it can be accessed via a retractable ladder from a door above the entrance door, inside the third bedroom. The walls and ceilings, covered in bare plasterboard panels, have been insulated with a view to giving this additional room a new function other than that of storage space. There is also a hot water tank that supplies all the rooms in the house.

The garage

Accessible directly from the entrance to the property, this recently constructed building includes interior and exterior lighting, as well as sockets suitable for DIY work. With a floor surface area of around 60 m², the ground floor comprises three areas, with three large up-and-over garage doors with solid panels on the east facade. To the south there is a DIY workshop, in the centre there is a storage area for machines and tools; to the north there is a parking space extended by a firewood storage area. On the first floor, lit by tilt-and-turn roof windows, a workshop, separated from the rest of the building by a partition, is reserved for storage. This level is accessible from the inside to the south and north via retractable ladders.

The grounds

The property extends over an area of almost 3 hectares, characterised by the diversity of the spaces it comprises: woods and undergrowth, meadows, gardens, flower beds, a vegetable garden, various paths and a wetland area. A narrow, shallow stream, which comes from a spring to the west of the plot, runs through it from west to east.

Our opinion

A truly delightful property. The house showcases an impressive transformation of a long-neglected barn into a comfortable, sustainable living place. Both the building and the exterior have been designed with the art of country living in mind, in keeping with contemporary expectations. The meticulously tended gardens interact with areas that are left to evolve more freely, to encourage a rich biodiversity, while a stream delivers the constant music of lapping water. The paths, landscapes and omnipresent nature herald a new life in the great outdoors, while the house in turn promises the comfort and serenity necessary to be able to savour every moment. A property that will naturally accompany an active lifestyle deeply rooted in a natural environment.
