Location
The property is situated on the outskirts of a village of around 1,500 inhabitants, in a peaceful setting overlooking a river valley, in the Morbihan department in southern Brittany. The view consists largely of fields, rows of trees, marshes and a river. The property is just a few minutes’ drive from a market town with numerous local shops and 15 minutes from Redon, which has a full range of amenities. The village itself has a bakery. From Redon station, trains run to Rennes, Quimper and Paris. The Nantes-Vannes expressway is also 15 minutes away. Although set back from the coast, nearby marina provides quick access to the sea.
Description
The house is accessed via a flight of steps and a door on a long facade facing entirely south and facing the landscape. Standing alone and accessible both from the garden via a few steps and from the street via its own entrance, the guest house – formerly the headmaster’s residence – is a four-storey building adjoining the main house to the east. It features a south-facing gable and a street-facing facade. A strip of land to the north separates the buildings from the neighbouring property. Finally, set back from the main house, outbuildings enclose the site to the west. Accessed via the gravel driveway, they consist of a covered courtyard and a locked garage.
The main house
It occupies the former school and covers an area of approximately 310 m². The oldest parts are built of stone with large windows framed by white-painted brick. The facade is adorned with three niches containing statues of saints. The newer section, to the west, is built of white-painted concrete on a stone plinth. A large lintel separates the two storeys, and twin windows are set into the upper floor. The entire roof is slate, with three windows to the south and six to the north. Part of the roof is fitted with solar panels. The interior fittings have been designed in an industrial style, with a strong emphasis on metal. The floors are laid with light grey ceramic tiles.
The ground floor
The main entrance leads to a living room/office on one side, bathed in light thanks to large windows. Fitted with a wood-burning stove, it leads to a utility room, a shower room with a toilet and a small cellar. Opposite the entrance, a metal staircase leads to the first floor. A boiler room is situated at the rear. On the other side of the entrance, a dining room opens onto a terrace and the garden via a door. Overlooked by a metal walkway on the upper floor, it is separated from a fitted kitchen by glass partitions mounted on a metal frame. A second entrance is accessible via a corridor that separates a bedroom and a bathroom. A two-flight metal staircase leads to a living room with a cathedral ceiling and raised floor. There is a pellet stove installed here. The space is the former school stage. All of the floors are tiled and the rooms all face south.
The upstairs
This is accessible via two staircases. The main staircase leads to a landing which leads to a first suite comprising a large bedroom, a shower room, a toilet and a dressing room on one side. On the other side, a walkway that extends into a corridor leads in turn to four bedrooms, two shower rooms and toilets fitted out in the attic.
The lower level
Below the living room, a former semi-underground classroom is lit by two windows. It is accessible from the outside.
The guest house
This covers an area of approximately 90 m². It is semi-detached from the former school, whose style it echoes, with a stone facade and windows framed by white-painted brick, as well as a slate roof. Accessible from the garden, it also has a separate entrance on the street side. It can be independent from the house, with its own electricity meter and heating system. Four storeys high, its widest facade faces the street, set back from the main house. A garden of approximately 180 m² runs along the rear of the building, to the north. This area features a gravel path and flowerbeds. A small outdoor terrace is reserved for the occupants of this residence.
The ground floor
A flight of steps leads from the garden to a living room, then to an entrance hall, the toilet and finally to a fitted kitchen. The entrance hall opens directly onto the street. From the kitchen, a door opens at the rear to provide access to the north-facing terrace, at the corner of the two houses. The floors are parquet in the living room and light grey ceramic tiles throughout the rest of the property.
The first floor
It is accessed via an old double-flight of wooden stairs. A landing leads to a hallway and a fitted bathroom, as well as two bedrooms. The floors are parquet.
The attic
It has not yet been converted.
The basement
Semi-underground, it is accessible from the garden and is used as a utility room for an oil-fired boiler.
The outbuildings
To the west, the courtyard provides parking for four vehicles, covering approximately 93 m². It is equipped with lighting and electrical sockets. The garage, measuring some 40 m², is enclosed and not visible from the garden. An extension of the house, it is accessible from the wide part of the courtyard via two large doors. It is lit by several large translucent roof panels.
The garden
Covering approximately 1,200 m², it is crossed by a light-coloured gravel path bordered by paving stones leading to the courtyard. To the south, it overlooks the neighbouring plot via a sloping embankment and features a lawn, a fig tree, two walnut trees, a magnolia, a ginkgo biloba, a pond, a water storage area and a water butt. To the north of the path, the area is partially bordered by a low stone wall. Dominated by the large lime tree, it comprises a lawn, a hornbeam arbour surrounding a wooden terrace, and beds of ceanothus, lavender and callistemon. Climbing plants grow up the facade: jasmine, roses and wisteria. Slate stepping stones lead to the second entrance and the guest house. An outdoor water tap has been installed.
Our opinion
An iconic symbol of local history, the house overlooks the valley, framed by gentle rolling hills on the horizon. With its striking facade, adorned with niches and religious statues, the former school has seen generations of pupils and teachers pass through its doors. Now fully renovated in a contemporary style, the former classrooms have been transformed into bright and comfortable living spaces. The property also benefits from its flexibility, with the guest house which is accessible from the street. Outside, facing south, the unobstructed view means the garden feels like it extends far beyond its boundaries, without the hassle of upkeep. The surrounding area is countryside, but in Brittany, the sea is never far away.
