Location

This property immersed in the wooded countryside is located in the Manche area in the region of Normandy, less than 30 minutes from Coutances, while Saint Lô and Carentan are not much further away. The nearby marshes are a protected area, in a sector boasting plenty of heritage and marked by the history of D-day. Omaha Beach and Utah Beach are only 40 minutes away, while there is a railway station 20 minutes away from where Paris can be reached in 2 hours 30 minutes.

Description

At the beginning of the 17th century, the house belonged to a former protestant fiefdom with local roots. The house was intended to provide accommodation for the peasants who ensured the running of their lord’s estate. Although it is self-contained and set away from the other buildings in the former estate, this edifice nonetheless boasts a unique and remarkable identity, though it does require significant work for conversion, decoration and providing modern comfort.

The ground floor

The residence is in a very basic state and the entrance opens directly into the main living space, used as a lounge. To the rear, a door leads out into the garden. Beneath the exposed beams and joists, the floors are either paved with terracotta tiles or made of concrete. A fireplace with a large, open hearth is framed by two brick pillars. The kitchen is located in the centre of the building and a flight of skeleton stairs climbs up from this room. To the rear, there is a shower room, while on one side a storeroom can be found. On the other side, there is a vast bedroom with a concrete floor. Lastly, a garage or agricultural storage building is currently used as storage space.

The first floor

It is made up of a bedroom with wood strip flooring, followed by a loft awaiting conversion. On the other side, two further lofts could also be transformed into bedrooms. All the beams are exposed on this level, which requires full renovation.

The garden

A lane to pastureland runs alongside the garden. A small, low stone wall marks the entrance to the gravelled courtyard in front of the edifice. The front garden is dotted with many trees, including birch and apple trees. To the rear, a vast lawned expanse runs to the edge of the property, beyond which the far-ranging view overlooks the marshes.

Our opinion

This authentic 17th-century residence is situated between marshes and wooded countryside, at the convergence of roads and canals in the Cotentin sector. The property stands out thanks to its remarkable characterful facade, its location and its rustic, solid wood, decorative features. The edifice requires significant renovation work but its potential is obvious, with many development possibilities. The vast, bucolic and tree-lined garden is a further asset for this unique rural property.
