Location

The property is situated in the south-east of the Loiret department, close to the Berry and Puisaye regions. There is a tourist town with local shops and amenities, schools and a train station providing a 1.5-hour service to Paris-Bercy. The village retains vestiges of the Gallo-Roman era, notably the paving stones of the Via Agrippa linking Autun to Orléans. A 11th-century Romanesque church, famous for its sculptures, dominates the village. The surrounding landscape is characterised by private chateaux and medieval ruins. Numerous walking trails allow visitors to explore a varied natural heritage, set amongst forests and fields.

Description

The approach to the property is flanked by extensive woodlands, ponds and vineyards. The estate, situated on a gentle hill, overlooks the vineyards. Three separate entrances, marked by double gates, lead to the main house, the grounds and the outbuildings. A driveway climbs gradually towards the houses through the well-tended grounds, planted with tall trees of various species and colours, revealing a few resting areas with seating and ornaments, vases and stone statues. The main house is flanked by a stone terrace on its north facade. Small brick walls border the flowerbeds. There is an old ice house near the wine cellar, hidden beneath the vegetation.

The main house

The house is built on two levels and has numerous windows, some of which have wooden frames fitted with small panes. The main entrance, facing north, is surrounded by stone paving. The window frames are highlighted with local brick, as are the corner copings. The gabled roof, covered in interlocking tiles, is in very good condition. It is punctuated by roof windows or dormers. A double wooden door topped by a glazed transom and flanked by two Medici vases marks the entrance to the main house on the south side. Upstairs, there is a terrace with a wooden balustrade, offering panoramic views.


The ground floor
The main entrance serves as a cloakroom and leads into a bright utility room with seating and storage. Opening out onto the garden, it enjoys views of the grounds. There is a fitted kitchen equipped with ample wooden storage nearby. It leads to the dining room, which has authentic terracotta floor tiles, a massive oak beam running across the ceiling, and direct access to the outside. Several adjoining rooms follow one after the other. First there is a living room with an open-hearth fireplace, which now contains a wood-pellet stove. The hearth jambs are carved with depictions of Bacchus and Dionysus, the gods of wine, in reference to the property’s origins. The room is distinguished by wooden panelling, a French-style ceiling and stone flooring. Next there is a study, with a ceiling featuring exposed beams, opening onto a veranda which enjoys a beautiful view of the park. After this there is a spacious bedroom, fitted with a carpet and featuring a tiled shower room with a toilet. This room opens onto the veranda, allowing you to enjoy the surrounding countryside. From the kitchen, a corridor with white tiled flooring leads to the living room, then to the north, a wardrobe lit by a window, and finally a large hallway with coloured tiled flooring leads to the wooden staircase leading to the bedrooms on the first floor.
The first floor
A large tiled landing leads to a toilet, then a first bedroom with colourful wallpaper, featuring an en-suite bathroom. A second bedroom has oak plank flooring, an alcove and a washbasin. Back on the landing, a door opens onto an atypical space, with exposed beams and timber framing, and carpeted flooring. It leads to a child’s bedroom, then a gym with access to the outside, and a terrace with a wooden railing offering breathtaking views of the countryside and vineyards.

The farmhouse

Facing the sun, the farmhouse is flanked by two separate terraces covered in gravel. Built on two levels, it is topped with a gabled roof of Burgundy tiles. Its facade has several windows fitted with solid wooden shutters. One of the entrances is distinguished by its stone surround; a large patio door is topped by a canopy of local flat tiles. A lean-to runs the entire length of the building. A separate studio adjoins the main house.


The ground floor
The main entrance opens onto the living room, which has a stone-paved floor. A wood-burning stove stands in the old brick fireplace, where a bricked-up former bread oven can be glimpsed. On one side there is a fitted kitchen, featuring red lacquered wooden cupboards. A large living area leads to a shower room with a toilet, which in turn leads to a first bedroom fitted out at the end of the living room. This room is spacious and bright, with carpeted floors.
A wooden staircase leads to the first floor.
In the separate studio flat, the entrance opens directly onto the living room, which features an open-plan fitted kitchen and a shower room with a toilet. A staircase leads up to the bright, fully parquet-floored bedroom.

The first floor
The walls of the stairwell are decorated with coloured wooden panelling. A generously sized landing with original terracotta tiles on the floor leads to a toilet and two bedrooms lit by double-glazed skylights. One has a terracotta tiled floor, the second is carpeted. The rooms feature elegant exposed beams.

The caretaker’s house

The building is a single-storey, long structure with windows. The house comprises two separate studio flats. The first consists of a large room with an open-plan kitchen leading to a bedroom and a shower room with a toilet. The second is laid out in the same way, with two separate areas for the bedroom and the kitchen. It is equipped with a shower room with a toilet. The property also includes two storage rooms.

Warehouse

A spacious warehouse comprising a 32 m² garage, a small artist’s studio lit by patio doors, a 133 m² storage area, and a very large 42 m² room with exposed beams, from which a ladder leads to an attic space that could be converted.

Former wine storehouse

A large west-facing building, formerly the vineyard’s wine storehouse, has three floors with a total floor area of 765 m². The structure is a combination of beams and rubble stone, and the floors, covered with concrete slabs, have retained their metal joists. A closed hangar adjoins the wine store, covering an area of 319 m², equipped with a loading bay and a service entrance secured by a massive double door. The wine cellar of the storehouse still remains, with rows of impressive wooden pillars. It opens out to the outside. A old fruit store adjoins the building.

The grounds

Not over-looked and commanding views of the surrounding landscape, the 1.8-hectare grounds boast an impressive variety of flora. Low walls delineate flowerbeds and shrubbery, whilst a few ornate garden arches, sculptures and Medici vases enhance the setting. Centuries-old trees, giant sequoias, Judas trees, Japanese pagoda trees, blue and green cedars dominate the flowerbeds, rose bushes, sunflowers and lavender. The harvest from the fruit trees—mirabelle plums and wild mulberries—is used to make homemade jams. Roe deer enjoy roaming the grounds.

Our opinion

A former wine estate situated on the slopes of a hill, offering breathtaking views of the surrounding countryside. A location that was once strategic, allowing the enemy to be spotted from afar. A bucolic setting, surrounded by nature, opening out onto a panoramic landscape. Comprising several converted houses, the estate offers a wealth of possibilities for the future owner: a property that could suit a professional or an artisan, thanks to the spacious warehouses and outbuildings, not to mention the existing studios that are easy to let. A place that can be used for mixed purposes, as a main residence and a professional space. An ideal place to live for those who love the great outdoors and enjoy entertaining family and friends.
