Location
In the Calvados department, on the outskirts of Honfleur as well as Le Havre, via the Normandy Bridge, La Rivière-Saint-Sauveur is anchored to this region around the Seine estuary, an area dotted with marshes, grasslands and wooded hillsides, while the property, set back from the village in a peaceful residential setting, is bordered by gardens and ancient hedges.
As for the nearest town, it includes local shops, schools and athletic facilities, whereas Honfleur is known for its architectural heritage and cultural life. Lastly, the A29 and A13 motorways provide quick access to Caen and Rouen, while the Deauville Trouville train station is 20 minutes away and the Deauville Normandie airport is less than 15 minutes away.
Description
With a hipped thatch roof, dotted with dormer windows, as well as light-grey half-timbered exteriors, its ground floor, which provides direct access to the garden, is cadenced by small-paned windows and glass doors.
As for the guesthouse, accessible via a flagstone path, it repeats the same architectural codes, like some sort of miniature dwelling: thatch roof, light-grey half-timbering, low gables and a Mansard roof, while, set back from the other two edifices, a former double garage, transformed into a single-storey second guesthouse, features a more compact stature, a flat tile roof as well as a simple façade, facing the garden, which is extended by a lean-to.
The Farmhouse
The garden-level floor
With approximately 80 m², this floor features a series of adjacent dual-aspect rooms, which all give on to the garden, while its front door opens on to a fitted kitchen bathed in light by wide windows. With a door leading directly to the garden, this room precedes a living room, the farmhouse’s central space, with a terracotta tile floor, stone fireplace as well as painted ceiling beams, which echo its half-timbered walls.
Following on from here is a dining room, located on one end of the building, which repeats the same materials and provides access to the upstairs level via a staircase, whereas a small adjacent corridor communicates with a lavatory.
The first floor
Featuring approximately 70 m², as well as visible wooden rafters throughout, a hallway under the eaves with a parquet floor traverses the entire level and provides access to an initial small bedroom on its gable end with a dormer window, while a second bedroom, with a sloping ceiling and larger in size, is also bathed in light thanks to a dormer window facing south. In addition, a bathroom, also with a dormer window and a tile floor, is located in the middle of the floor and features a bathtub, shower and a double washbasin, while on the dwelling’s western gable end, a third bedroom, with narrow-plank parquet floors, is illuminated with a dormer to the south and a window to the west.
The Guesthouse
The garden-level floor
With a floor area of approximately 45 m², it features a series of functional rooms, such as a living room with a tile floor, double-glazed small paned windows to the west as well as glass double doors that open on to a wooden patio to the south. Extending on from here, a dining area is located in the middle of the floor and abuts a bucolic kitchen with a tiled worktop, painted cabinetry and visible ceiling beams, while, behind the kitchen, a small corridor leads to a lavatory and the staircase to the upstairs level.
The first floor
Accessible from the staircase, which is illuminated with a dormer, a small corridor, with a sloping ceiling, parquet floors and a skylight, provides access, on either side, to two bedrooms with narrow-plank parquet floors and visible trusses.
The Garage
Transformed into a second guesthouse in 2020, this single-storey dwelling has a light-colour tile floor as well as two immense sliding glass doors that bathe the main room in abundant light. The latter includes a living area and sleeping quarters, separated by a wooden partition and topped with visible wooden rafters, while following on from here is a shower room with a washbasin and lavatory. Lastly, a staircase leads to a small mezzanine space above the shower room, which overlooks the living room.
The Garden
The garden, with approximately 7,100 m², is accessible from the southwest via a gate that gives on to a grassy drive providing access to the buildings, while the grounds are planted with bouquets of narcissus, hydrangea bushes and magnolia trees, as well as numerous hornbeams, beeches, pines and firs that surround and structure the property, the latter of which also features an immense clearing to the west.
Our opinion
Surrounded by nature, between the sea and the countryside, this authentic Norman property, within immediate proximity to a town, features a main farmhouse, with its characteristic thatched roof, half-timbered exteriors as well as large, sunny and comfortable spaces, tastefully decorated, which are not only elegant, but also boast a variety of amenities ideal for family life.
Designed with the same exacting standards and attention to detail, the guesthouse and the converted garage will be able to accommodate friends or family as well as a holiday cottage business, whereas the property is sheltered from view thanks to an immense, lush garden, which will delight both children and adults alike all year long.
