Location

In the Loiret department, a few kilometres from Ferrières-en-Gâtinais, the “Venice of the Gâtinais region”, this village, with approximately 900 inhabitants, is nestled within a dense forest of nearly 4,000 trees. Situated in a clearing, it owes its nickname and physiognomy to its location, so closely linked to the surrounding woods, while forest roads and paths connect the neighbouring towns and traverse a landscape punctuated by ancient trees and megalithic vestiges, evidence of this region’s multi-century history.
In addition, the property, not far from the Vaugouard golf course, is ten kilometres from both Amilly and Montargis, approximately 80 kilometres from Orléans and Auxerre, 110 kilometres from Paris via the A6 motorway and 45 minutes from the Orly airport, whereas the Montargis train station provides service to the Paris-Bercy station in one hour and fifteen minutes via the TER line as well as the Gare de Lyon in one hour and 45 minutes via the Transilien commuter rail line.

Description

On the corner of a residential street in Paucourt, a gate opens on to an enclosed property of approximately 7,300 m², made up of wooded grounds, manicured hedges and abundant flowerbeds, while the group of buildings, arranged in an L shape around a courtyard and garden, the latter of which is structured by a central open space, features a main dwelling, facing east-west, with two storeys as well as an additional level under the eaves. With nearly 490 m² of inhabitable floor area, its plaster-coated exteriors are organised into ten orderly vertical rows of windows and topped with either slate Mansard or flat tile gable roofs, all punctuated with dormer windows.
Inside, terracotta floor tiles, visible ceiling beams, brick masonry and stone fireplaces recall the edifice’s age, whereas these details also contribute to the premises’ architectural legibility and provide tangible clues regarding its various renovations and refurbishments over the centuries.
Today, the manor house is divided into two different sections: a six-bedroom holiday cottage and a second structure that includes a large living area as well as a self-contained three-bedroom flat with a double-height ceiling under the eaves.
Although in overall good condition, it should be noted that some minor renovations will still need to be planned, including some finishing touches in the flat and replacing some of the wood frames around the dwelling's windows and doors.
In addition, stables and an outbuilding, the latter of which is used as a workshop and a boiler room, are located along the edge of the lot and built along a north-south axis, while the former contains five wooden looseboxes, accessible via a central hallway and partially topped with a mezzanine. Featuring approximately 360 m² of additional surface area, waiting to be developed, the outbuildings boast a total floor area of nearly 860 m².

The Holiday Cottage

Located in the older section of the building, recognisable thanks to its slate roof punctuated by hipped dormer windows, as well as its beige plaster and stone quoins, it features three storeys and has preserved several original details such as terracotta floor tiles, visible oak ceiling beams, a stone fireplace, interior shutters and an 18th-century three-quarter-turn staircase with a rounded bannister and timber framing.

The Flat

The second part of the main building includes, on the garden level, an original ceiling, while the upper floor was recently transformed with the creation of a contemporary roof structure as well as a living room of approximately 50 m² for the purpose of hosting large groups. As for the top floor, once with an open-plan layout, it has now been divided into four rooms with double-height ceilings under the eaves.

The Caretaker's Cottage

Located near the property’s entrance, its exterior combines buhrstone, brick and lime plaster under a flat tile roof, while its interior is divided into two spaces, which are currently used as a boiler room and for storage.

The Adjacent Outbuilding

Built in the late 20th century, the stables include five wooden looseboxes, a grooming area, a hayloft and a wide sliding door, which gives on to the grounds.

Our opinion

The former dwelling of a notable figure, which has now been transformed into a forest lodge, this property combines the charm of elegant rural architecture with the potential of an immense building complex ripe for reinvention. With its symmetrically organised exteriors, ample proportions and original details, which, together, create an authentic décor, the layout of its two separate sections, one of which is already operational as a holiday cottage, paves the way for an activity based on tourism, event planning, or the creation of a large, cohesive country home, while its outbuildings and former stables, with their 360 m² of convertible floor area, promise multiple possibilities for expansion and could be turned into workshops, reception rooms, workspaces or additional accommodations.
