Location
The property lies in the Gâtine tourangelle area, a wooded, undulating landscape in the north of France’s Indre-et-Loire department. This area is wilder than the nearby Loire Valley. The local village is close to the Loire-Anjou-Touraine regional nature park and is halfway between the town of Saumur and the city of Tours. It is 30 minutes from the emblematic monuments Château d'Azay-le-Rideau and Château de Villandry and is near the famous Bourgueil vineyards too. The nearest shops are less than five kilometres away, as are several primary schools, a lower secondary school and a medical practice. You can reach Paris in three hours by car or in just one hour by high-speed rail from the train stations in Tours and Saint-Pierre-des-Corps.

The house
The ground floor
In the part that protrudes at a right angle, a door glazed in its upper part leads into a room with a tuffeau-stone fireplace and a terracotta-tiled floor. On one side, a passageway leads into a lounge with an open-plan kitchen. The walls are plastered and the floor travertine-tiled. There is a fireplace in one of the lounge walls. A glazed door leads out into the garden. From the kitchen, one door leads into a utility room, which takes you outside, and another door leads into a corridor, which connects to a lavatory, an office and a bedroom with a shower room. Exposed beams run across the ceiling in all the rooms.
The first floor
A flight of stairs leads up from the lounge. These stairs take you to a landing that connects to three bedrooms. Then a few steps lead to a corridor. This corridor connects to a bedroom, a bathroom and a fourth bedroom. At the end of the corridor, a door leads into a carpeted master bedroom with a walk-in wardrobe and a private shower room and steam room. Wood strip flooring extends across the rooms, except in the bathrooms, which have tiled floors. There are exposed roof beams, which have been painted in some bedrooms.
The barn
The barn extends the dwelling. On its south side, a wooden double door leads into it. It has a concrete floor and offers a 47m² floor area.
The workshop
The workshop adjoins the barn. It offers a 24m² floor area.
The outbuilding
The outbuilding is rectangular in shape. It offers a 30m² floor area. It is made of rubble stone coated with rendering and it is crowned with a gabled slate roof. Its western elevation is punctuated with four wooden doors set in brickwork surrounds. The interior is divided into several spaces that serve as storerooms or workshops. One of them is taken up by a fully equipped wine cellar.
The grounds
The grounds cover 5.61 hectares. They include groves, several meadows, a kitchen garden enclosed with a pruned hedge, and a vast ornamental garden that covers more than 7,000m². On the south side of the house, there is a lawn with flowers. Beside it, there is a pond, which is extended with a canal. A bridge crosses this canal to lead to a vast landscaped garden with a swimming pool warmed up with a heat pump. Beyond, the grounds stretch afar, demarcated by tall trees and divided up into fenced meadows.
Our opinion
From the light and shade of the dual-aspect rooms to the coolness of the stonework and omnipresence of vegetation, this delightful property is a unique gem. With its welcoming rooms, its windows facing the landscape and its old materials, the dwelling forms a coherent whole that is well maintained. The reception spaces and bedrooms lend themselves as much to family life as to gatherings of several generations or guests. Around the buildings, the meadows extend the vistas of the natural surroundings. Willows line a canal that flows through the grounds. And the property is ideally located: you can quickly reach the banks of the River Loire, the forests of France’s beautiful Touraine province and the famous Anjou vineyards. Yet at the same time, this enchanting haven is set back from the world – a quality you really notice from the poolside terrace, from the lush lawns and from the ground-floor rooms facing the garden.
