Location

Set in southern Burgundy, between celebrated vineyards and Charolais pastureland, the property stands immediately outside the city of Cluny — home to the largest abbey church in Western Christendom, a national stud farm, and a full range of shops, services, schools and a secondary school. A TGV station 25 minutes away connects to Lyon in 30 minutes and Paris in 1 h 40. By road, the A6 motorway gives rapid access to Lyon, Dijon and the Côte d'Azur; the A40 places Switzerland and the ski resorts just over two hours away.

Description

The drive around the park — laid out in broad planted lawns — opens onto the 18th-century main house, its gabled roof clad in traditional Burgundy flat tiles and pierced by two masonry chimney stacks. A 19th-century extension, set one storey lower, continues the line of the house. Two outbuildings flank the "maison de maître" on either side: the orangery and a barn to one side, a small hamlet of two buildings to the other. Beyond the park, agricultural land and woodland complete the estate.

The main house

Recently renovated, it presents a light ochre rendered facade articulated by a regular composition of windows and doors with dressed stone surrounds. At ground level, three small-paned French windows open onto a terrace; the upper levels repeat the same rhythm, with hinged shutters throughout. First-floor windows are crowned by projecting cornices; those on the second floor have wrought-iron balustrades with a geometric pattern. The main entrance is framed by a dressed stone portal with pilasters, surmounted by a moulded cornice bearing a carved cartouche.


The ground floor
The vestibule has a stone floor, dressed stone walls and a corniced ceiling; a single curved white stone staircase rises to the upper levels, also served by a lift.
To the south, a small vaulted dining room, lit by French windows opening onto a terrace, extends into the kitchen. To the north, a larger stone-flagged dining room with wooden panelling, exposed joists and a natural stone fireplace opens through two wide doors into the vaulted smoke room — used as a small sitting room — also stone-flagged, with a tall natural stone fireplace. The boiler room, fitted with a Fröling boiler and a pellet store, completes the level.
The first floor
The vestibule has a marble floor with cabochon insets, dressed stone walls and a painted plaster ceiling with cornice. To the south, a grand double drawing room combines chevron parquet, 18th-century wooden panelling framing Japanese-style wall hangings, a coffered ceiling and a marble fireplace with trumeau mirror. To the north, a study features chevron parquet, wooden panelling, a plaster ceiling and a natural stone fireplace.
A corridor leads to the bedrooms: the principal bedroom presents chevron parquet, wallpapered walls, a painted ceiling and a white marble fireplace. Beyond it, a utility room with lavatory is followed by a self-contained annexe comprising a bedroom, shower room and kitchen.

Les dépendances

Totalling approximately 1,200 m² and organised around the main house, the outbuildings comprise, to the north, an orangery and a barn; to the south, a group of two buildings. The first, a two-level caretaker's house of some 70 m², contains a sitting room, kitchen, mezzanine, two bedrooms and a bathroom with lavatory. The second, requiring renovation, contains two dwellings, an attic, a woodstore with vaulted cellar, two garages and period bread ovens, offering considerable conversion potential.

The landholding

Contiguous, the estate extends to approximately 29 ha, comprising a park, pasture and woodland.


The grounds
Covering 4.6 ha and lying principally to the west of the house, the park comprises broad sloping meadowland planted with many trees. It contains a dovecote, a lake and a number of historic features, among them an icehouse.
The farmlands
Covering 9.7 ha, currently used as pasture under a loan-for-use agreement with a neighbouring farm.
The woods
An oak-dominated deciduous woodland covering 14.7 ha. A right of access through an adjoining field allows for regular maintenance.

Our opinion

A distinctive architectural ensemble, screened from view, with abundant potential. The substantial outbuildings, the 29 ha of park, pasture and woodland, and the proximity to many of Burgundy's remarkable heritage sites — foremost among them the city of Cluny — make this an ideal base for a project centred on Burgundian heritage. The main house, the subject of careful renovation faithful to its original fabric, is ready for immediate occupation.
