Location

Where the historic pays of Vexin meets the Normandy border, less than an hour from Paris, the property sits in a natural setting shaped by the valley of the river Epte. Sought after for its rural character and its heritage, the area benefits from the proximity of Giverny, a major destination drawing French and international visitors and ideally suited to hotel and events activities. The property is easily reached by road, notably the A13 motorway, and by train from Vernon-Giverny station, with quick access to Paris Saint-Lazare.

Description

A wide wrought-iron gate opens onto a drive leading to the main building. Commissioned around 1850 by Guillaume de Sermaise, the brick-and-stone residence is Napoleon III in style. Regular bays and roof dormers punctuate the façade, and a double staircase emphasises its symmetry while rising to the entrance. The Empire general's coat of arms still appears on the pediment. To the rear, a glass veranda extends the reception spaces, and a rooftop terrace opens onto the wooded grounds. The estate preserves the broad lines of its original layout. Its founding core comprises a villa in Saint-Maximin stone, a 17th-century house once owned by a family of gentlemen glassmakers, former red-brick stables and a sheep shed.
The property has had several functions over time, notably serving as the seat of the Kommandantur during the Second World War. The poet Paul Éluard's daughter was also born here, in 1918. Since the 1980s, progressive rehabilitation has respected the original materials and architecture, with more recent works completing the programme. Today, the complex operates as a four-star hotel with around twenty bedrooms and suites, a gastronomic restaurant, a spa and generous reception spaces. The grounds, of nearly 3 hectares, include land still available for building.

The main house

Set at the entrance to the estate, it spans about 800 m², of which 176 m² are given over to accommodation.


The ground floor
A flight of steps rises to a vast entrance hall, the reception space. From it, a bar and sitting room open to either side, while beyond lies a spacious dining room set beneath a glass roof and opening widely onto the surrounding greenery. Tall ceilings and generous bay windows carry the room outdoors, where tables can be set at the water's edge in fine weather. From the entrance, a double staircase anchors the interior as one of its defining features. It leads up to a rooftop terrace that extends the bar and serves as a solarium, and down to a lower level with kitchen, pantry and a wellness area of spa, sauna and hammam.
The upstairs
The first floor centres on a landing giving onto three bedrooms, the master among them. The second floor follows the same arrangement, with two further rooms that can be fitted out as required. Each bedroom is spacious, quiet and carefully decorated, with its own bathroom. Two or three tall windows in each draw in the light of the grounds. Floors are laid with parquet or carpet.

The villa

Set slightly apart from the main building on the far side of the river and reached by a bridge, the villa rises four storeys tall.


The dwelling
A family apartment takes up the ground floor. Two bedrooms occupy the first floor and three the second, while the top floor, more self-contained, holds a large bedroom extended by a study. Every room has its own bathroom. Windows look out over the grounds and the river in quiet surroundings. A handful of further rooms are given over to storage for the hotel.

The outbuildings


The sheepfold
The building is divided into two distinct areas. One side is given over to staff accommodation, with six bedrooms, a kitchen and a living room; the other holds several seminar rooms together with lavatories. The layout ensures both remain clearly separated.
The stable
Rather than follow any standard template, the conversion has worked with the building's original configuration. Seven units have been created, each with a bedroom and bathroom, among them a two-floor apartment and one adapted for guests with reduced mobility. The volumes, the circulation spaces and a number of architectural features still recall the building's former use while meeting the requirements of comfortable, contemporary accommodation. Each unit carries its own decorative theme, drawing on the mountains, the equestrian world or far-off lands.

The grounds

Nearly 3 hectares of grounds unfold around broad lawns, copses and mature trees that punctuate the spaces and frame varied views. The old and diverse species shape the setting's character. The river runs along the property and is echoed by ornamental pools, including a pond with a fountain. The well-kept surroundings combine walkways, secluded corners and outdoor areas suited to hosting events. A parking area sits discreetly to one side of the estate.

Our opinion

A property run today with genuine success, and one that a new owner could take on without any major changes. The business draws both on the pull of the area — Giverny above all, with its natural beauty and rich heritage — and on sustained demand for events. Accommodation, reception spaces and ancillary buildings each occupy their own quarters, serving both vocations without overlap. The prospects for the years ahead are no less compelling: a move upmarket, a shift of direction or a broader commercial development are all within reach, and the presence of a plot suitable for building adds a further string to that bow. Set amid the trees, an estate uniting quality of life and a thriving business.
