Location

Set within the département of Indre in the Centre-Val de Loire region, the property stands at Martizay, in the Brenne Regional Natural Park — a landscape of ponds, heathland and woodland. Local shops and services are a few minutes away. La Roche-Posay, known for its thermal spa and architectural heritage, is close by. Châtellerault, some 40 minutes by road, gives access to Paris by TGV. The Futuroscope is approximately 1 hour away.

Description

From a quiet country road, the entrance drive leads on one side to a grassed parking area and on the other to a stone path giving onto the main courtyard. Two circular towers frame the property entrance. A gate opens onto a first terrace level with a pond at its centre. Two steps lead up to a terrace facing the main house, edged by a stone balustrade on pedestals. The paving is laid in opus incertum. Further steps rise to a second terrace level. Three building groups are organised around the courtyard. To the north, a first range comprises a dwelling extended by an adjoining barn and a garage. To the east, the main house, dated 1890, rises over two levels under a flat-tile roof; a hipped-roof tower punctuates its elevation. The building connects to a barn to the south, dated 1863, by way of a room fitted as a professional kitchen. Beyond the main house, to the east of the site, a timber-framed covered yard with a hipped roof opens onto the secured pool and its pool house. The estate extends over approximately 2 ha.

The 19th-century dwelling


The ground floor
Reached from the courtyard, the main door opens into a hall. Off it lie two bedrooms, each with a stone fireplace and tiled floor; windows give onto the courtyard. A shower room follows. At the centre of the hall, a timber staircase rises to the upper level. A further door leads into a dual-aspect dining room arranged around a monumental stone fireplace, with exposed beams across the ceiling. A glazed door gives onto the garden and the pool house. On the opposite side, a passage connects to a kitchen, also accessible from the courtyard, allowing independent circulation between the different parts of the house.
The first floor
The timber staircase arrives at a large parqueted landing under a mansard, from which a first room of generous proportions leads to a bedroom with exposed stone walls set within the tower. In the further part of the level, a corridor serves a shower room, a separate lavatory, two bedrooms and a dormitory.
The west wing
Accessible from the second terrace, a hall houses a bread oven together with the electrical installations serving the buildings. From it, a stone staircase descends to a vaulted cellar with substantial storage capacity. Beyond, a fully equipped professional kitchen extends the building. On the garden side, an independent access with a ramp has been created to facilitate deliveries, with a power connection for refrigerated vehicles.
The basement
Vaulted, and extending over approximately 90 m² beneath the property, it offers the volume and humidity conditions suited to wine storage and ageing, and houses a bar.

The reception barn

The main entrance from the courtyard passes under a canopy and leads directly into the reception hall. A second entrance, connecting to the professional kitchen, facilitates service circulation. Inside, the walls are of exposed stone and the roof structure is visible throughout. The floor is tiled and two heating units are installed at either end. A mezzanine overlooks the main hall, completed by an integrated stage and bar. A cloakroom occupies the adjoining circular tower. Parking adjoins the building, and disabled access is provided on the far side.

The cottage

Built in exposed limestone rubble under a flat-tile gabled roof, with dressed stone quoins framing all openings. On the courtyard side, a large sliding glazed bay opens onto the exterior. On the opposite facade, a front door opens into an interior where terracotta-tiled floors run throughout. Inside, it serves a dining room rising to a mezzanine. A corridor leads in turn to a storage area, a shower room and two bedrooms. A north-facing terrace extends the living space. Adjoining the building, a circular tower crowned by a flat-tile pepper-pot roof..

The outbuilding

Adjoining the cottage to the north, the building rises over two levels, each comprising an open plan of approximately 200 m². Outside, a flat-tile gabled roof over walls of rubble stone, with dressed stone surrounds to all openings. At ground level, two wide timber cart doors punctuate the facade, while the upper level presents two hayloft openings. The ground floor has a concrete floor and a ceiling of timber beams on steel joists. Above, the floor is tiled and the underside of the roof structure is exposed, revealing the timber frame throughout. A garage is attached to the north, accessible from a path bordering the property.

The pool area

In the western part of the property, the area is enclosed by hedges and mature trees. A timber-framed summer pavilion under a hipped flat-tile roof has a fully glazed facade facing the pool. Beyond it, a second building houses the pool house, with a monumental fireplace as its centrepiece. The pool, secured and accessible through a gate, measures 10 x 5 m and has a covered section. A greenhouse stands nearby.

The grounds

Extending over just under 2 ha, the grounds wrap around the property and continue on the far side of the road. They comprise the main garden around the buildings and two areas of pasture at the northern and western boundaries of the estate.

Our opinion

Between ponds, pasture and woodland, this estate is purpose-built for hospitality and events. The courtyard organisation, the large-capacity reception barn, the professional kitchen and the accommodation spaces make it ready to operate from the outset. The cottage offers additional flexibility. The vast outbuilding, entirely open plan, presents considerable scope for further development. The pool house and outdoor spaces complete a coherent setting — against the ponds and broad natural expanses of the Brenne.
