Location

This property is located in the Maine-et-Loire area, on the outskirts of a village, with essential shops and services, on the banks of the royal river. The address is situated less than 30 minutes from Angers and its station, from which ten high-speed TGV trains per day put Paris within 1 hour and 30 minutes reach. Nantes and its international airport are less than one hour away. At a distance of just over 1 kilometre, TER regional express trains to both cities can be caught from a station. The A11 motorway can be reached with ease.

Description

From the road, a long drive winds through the grounds to the front of the chateau and then to a series of outbuildings, including one directly connected to the edifice. The property can also be reached at the rear via a lane from the village. All the buildings are located in the middle of more than 7 hectares of grounds. The tuffeau stone-built, four-storey chateau, including the basement and attic levels, was erected in the 19th century on hard stone foundations. It is topped by a slate hipped roof, which is surrounded by a modillion cornice and punctuated, at the front and rear, by neo-Gothic inspired dormers, including an imposing central dormer. At each corner of the chateau, there are turrets on finely crafted bases and topped with pepper-pot roofs. The facades are graced with moulded stringcourses and sculpted, X-shaped decorations beneath the windows on the first floor. All the windows are perfectly symmetrical and on the south-facing front facade, the entrance door is topped by a balcony, which has a wrought-iron guard-rail, supported by two rams boasting griffin’s claws. The chateau underwent significant restoration work between 2006 and 2008.

The chateau


The ground floor
On one side, the entrance leads to two lounges one after another, while on the other there is a dining room from which a hallway leads to the kitchen, which is in turn adjacent to a scullery used as a utility room that opens onto the courtyard. There is oakwood flooring in the form of herringbone parquet in the large lounge as well as the dining room and English bond parquet in the small lounge. The entrance is paved with tiles in a black and white chessboard pattern. Marble fireplaces stand against the walls in these three reception rooms. There is a lavatory which can be reached via the dining room. In the entrance, behind a double-leaf glazed door, a stone, quarter-turn staircase climbs to the upper floors, which can also be reached via an elevator located in the hallway.
The first floor
On one side of the landing, a hallway leads to an apartment and two bedrooms, one of which has an en suite shower room. On the other side, there are four bedrooms, one of which has an en suite shower room, plus a lavatory and another shower room. The apartment contains a lounge with cupboards, a bedroom and a bathroom with a lavatory. There is English bond oak parquet flooring throughout and some bedrooms have marble fireplaces.

The second floor
The landing leads on one side to five bedrooms, two of which have en suite shower rooms and lavatories. Three other bedrooms can be found on the other side, as well as two shower rooms and a games room. The loft can be reached from this level.

The outbuildings

The property used to be the head office of a major business. As a result, both of the buildings have been converted into office space and, as with the chateau, they have been restored. The first edifice has a surface of almost 300 m² and is directly connected to the residence by a passage. The second, with a surface of almost 1,000 m², is situated further away. In addition to office space, there are also functional rooms, such as a kitchen, a canteen and a lavatory.
The property boasts other outbuildings, such as a hen coop, a sheep shed and a garage.

The grounds

They are dotted with many different types of trees, such as cedars, oaks, lime trees, horse chestnuts, pines and cypress, some of which are more than one hundred years old. There is an artificial, more than 7,000 m² lake, which is linked to the chateau by a flight of steps that also leads to a small gazebo with a tiled roof standing on an islet in the lake linked to the shore by a footbridge. There is a greenhouse in the western reaches of the grounds, plus a well with a slate imperial roof supported by four granite pillars. Approximately one out of the seven hectares of grounds can be built upon.

Our opinion

On the banks of the River Loire, this property was developed as the flagship of a business, with 7 hectares of grounds and an elegant neo-Gothic, tuffeau stone built manor. The property stands out thanks to its location, not far from Angers, but also due to its around 1,300 m² of office space located in the outbuildings. Part of the grounds can be built upon, which provides the opportunity to develop new projects. Lastly, the estate benefits from a remarkable environment, dotted with hundred-year-old trees and boasting unbeatable views of the River Loire and its valley.
