Location

The edifice stands on a bank of the River Mayenne in grounds that cover more than 6.5 hectares. The property lies beside a towpath that links the town of Le Lion-d'Angers to the city of Angers. There are shops and amenities five minutes away. From the high-speed train station in Angers, 15 minutes from the chateau, you can get to Paris in less than 1 hour and 30 minutes by rail. You can sail down the river. And the L'Isle-Briand estate nearby is renowned for its equestrian stud farm and horse races.

Description

The property is centred upon a splendid chateau that was built in the 1880s by forebears of the family who still live in it today. This chateau stands in the middle of grounds that combine meadows and woods, spread out over roughly three and four hectares respectively. The chateau is made of rubble stone with lime rendering. It has a plinth course of hard stone. The edifice has a garden-level floor, a ground floor, a first floor, a second floor and an attic. Its slate roofs are punctuated with dormers with triangular pediments. Avant-corps sections complete the front and rear elevations. One of these majestic avant-corps sections is crowned with an open-air viewpoint edged with a finely crafted balustrade. The edifice’s cornices, quoins, dormers and window and door surrounds are made of tuffeau stone. At the front, a flight of stone steps with a low balustrade leads up to the main entrance door. The rear elevation is edged with a terrace that looks down at the garden. In the woods, there is an old kennel that needs to be restored. And two garages were recently added near the chateau too.

The chateau


The garden-level floor
The garden-level floor offers a total floor area of around 200m². It has an old kitchen, a boiler room, a woodstore, a cellar and storerooms. The kitchen has a tuffeau stone fireplace and a schist stone sink. Terracotta tiles cover the floor.

The ground floor
An entrance hall connects to a music room, a large lounge, a dining room, a living room, a pantry and an office. It also takes you to the main staircase and to a flight of backstairs. The floor is adorned with cement tiles in the entrance hall and with herringbone parquet in the other rooms, all of which are bathed in an abundance of natural light from many windows. French windows lead straight out to the terrace at the back. The wooden fireplaces are neo-Gothic in style in the living room, which has finely carved dado panelling too. In the other rooms, the fireplaces are made of marble. The lounge’s ceiling is rich in mouldings. In the staircase that leads to the garden-level floor, there is a lavatory. The ceiling height reaches four metres. The ground floor offers a total floor area of around 200m².

The first floor
On the first floor, there is a gallery. Around this gallery, there is a landing space, a shower room, a bathroom with a lavatory, and five bedrooms, one of which has a lavatory. Oak strip flooring extends throughout the rooms on this level. This first floor offers a total floor area of around 180m². It has a ceiling height of 3.7 metres. All the bedrooms have a marble fireplace. A lift takes you up to this floor too.

The intermediate level
Via the flight of backstairs, you can reach a lavatory that lies between the first and second floors.

The second floor
The second floor has seven bedrooms, most of which have marble fireplaces. Four of these bedrooms have a lavatory. Up here, there is also a landing space with a shower and lavatory. Oak strip flooring extends across the rooms. This second floor offers a total floor area of around 165m². It has a ceiling height of three metres.

The attic
The top roof space serves as a loft.

The grounds

Meadows extend all around the chateau and eastwards. The wooded section edges the lane that leads to the property, then it extends westwards and slopes down to the towpath.

The former salt storehouse

A former salt storehouse stands beside the towpath. It offers a 200m² floor area. You can reach it on foot from the chateau or by car via the same lane. The building has two floors, including a roof space. It is crowned with a slate roof that was recently renovated. It also has a small, partly walled garden beside its eastern end wall. You can buy this former salt storehouse, in addition to the property, for €125,000 (including agency fees).

Our opinion

This elegant chateau near the city of Angers is absolutely splendid. Its beautiful tree-dotted grounds stretch down to the River Mayenne. Standing less than 15 minutes from Angers, the edifice has belonged to the same family for almost 150 years. Its spacious rooms need to be freshened up for you to fully enjoy them. They are bathed in natural light from windows that look out at the surrounding landscape. Yet the chateau is comfortable and embellished with many 19th-century decorative features. At the bottom of the plot, you can set sail on the River Mayenne. And the towpath leads to the town of Le Lion-d'Angers, well known for equestrianism.
