Location
The property is located in the Pays-de-la Loire Region, in the Maine-et-Loire area, in the countryside near to a village set on the slope of a hill. The main shops and services are less than 10 minutes away, as is a weekly market. It takes 20 minutes to reach Angers, from where Paris can be reached in less than 1 hour 30 minutes via high-speed TGV trains, with ten return trips per day. The local golf club is also nearby, with an 18-hole course and a 9-hole course. Lastly, the A87 motorway can be reached with ease.
Description
The house
The building has two storeys, including an attic under the sloping roof.
The ground floor
The main entrance opens into a lounge, a kitchen / dining room, a shower room and a lavatory. A staircase and an elevator lead up to the upper floor on the attic level. A second entrance links the kitchen to a laundry room and cellar, both of which are housed in the outbuilding perpendicular to the main house. The flooring is paved with terracotta tiles and there are exposed beams throughout this level. There is a fireplace on one of the walls in the lounge. In the kitchen / dining room, a wood-burning stove has been installed. The patio that stretches along the southern façade can be reached directly from the living rooms.
The attic
The landing leads to two bedrooms and a suite, which can also be reached via the external lift. Additionally, there is a bathroom, a walk-in wardrobe and cupboards, plus a shower room and a lavatory. There is wood stripped flooring throughout this level and the height to the ridge cap is 4.3 metres.
The outbuildings
They are made up of the building perpendicular to the main house and those extending from it. In addition to an almost 8-m² cellar and an around 20-m² workshop, the approximately 70 m² of garages have capacity for four cars and a height to the ridge cap of almost 4 metres. One of the garages is equipped with an automotive hydraulic lift.
The garden
The entirely enclosed and lawned garden surrounds the house on all its sides. It also boasts many trees of a variety of types: ash, magnolias, hornbeams, horse chestnuts and a remarkably large and more than hundred-year-old oak tree. A large patio boasting rose bushes, aromatic plants and wisteria runs along the entire southern façade of the house and is bordered by a small shale wall. There is also a well in the grounds.
Our opinion
In the countryside around Angers, this authentic old winemaker’s house was carefully restored several years ago. The façades lined with flowering wisteria enclose an interior that is both rustic and elegant. Overall, it is sober and functional, with the atmosphere of a country house. Addition of modern comforts, including an elevator, make the place even more conducive to easy living, including for persons with reduced mobility. In the surrounding area, many escapades are possible along the banks of the River Loire and the picturesque villages on the valley’s slopes.
