Location
This property is located in the part of the Bresse sector situated in the Burgundy region, in a triangle formed by Lyon, Dijon and Geneva, less than 2 hours from each of these cities. Essential everyday shops and services can be found in a neighbouring village just several minutes away by car. The surrounding landscape between the foothills of the Jura to the east and banks of the River Saône to the west is made up of plains dotted with waterways as well as lakes and is home to a scattering of rural dwellings, mainly made of brick and wood, though sometimes white stone, topped by tall roofs. Louhans is 20 minutes away while Chalon-sur-Saône can be reached in 30 minutes.
Description
The Bresse sector farm
It is made of brick and half-timbering, in keeping with the local rural architectural traditions. Its main facade is comprised of red bricks set in a framework of exposed beams and half-timbering. To the west, shallower sloped overhanging eaves supported by wooden studs form a covered gallery, protecting the walls and creating a transitional space between the residence’s interior and the adjoining patio. The roof is made of red/orange interlocking tiles. The steeper main slope of the roof is punctuated by gabled dormers with triangular pediments whose structure is made of brick and wood, like the rest of the edifice.
The ground floor
This level includes a lounge, with laminate flooring as well as a stone lined wood-burning insert, and a dining room leading to the kitchen and also upstairs, via a wooden staircase. A bedroom with an en suite bathroom, as well as a lavatory complete this level. Here and there, the exposed roof structure made of local wood is visible. A west-facing patio extends outside from the kitchen.
The upstairs
At the top of the staircase, the landing leads to a bathroom to the west, a master bedroom with wardrobe space to the north, as well as another bedroom to the south. Light streams into all the rooms on this level via dormers and skylights.
The equestrian facilities
They are made up of stables and a dressage area. The stables, topped by a sheet steel roof with incorporated guttering, contain six to seven 4-metre by 4-metre looseboxes separated by wooden panels. Ventilation and movement are facilitated by the presence of two sliding doors at each end of the building. The concrete slab floor is covered with non-slip matting. A drinking trough supplied with tap water is fitted with a hot water circulating pump. The 80-metre by 30-metre nearby dressage area is made up of latest generation Bord Sol brand sand.
The grounds
The mainly lawned, approximately 1-hectare grounds include a pond plus a well and are fully enclosed. They can be reached through an automatic sliding gate, are bordered to the west by a hedge of poplars and are surrounded by farmland.
Our opinion
The very best of the part of the Bresse sector in Burgundy is on offer here: an open landscape, bright light all the way up to the flat horizons and silence as a permanent guest. The farmhouse has been renovated with care and can be moved into immediately. It is ideal for an equestrian enthusiast wishing to combine country life with horse-riding, without the years of work often required for such a type of project. The property’s appeal is completed by the pond, the row of poplars and the clear horizon.
