in the sector around Sancerre, 1 hour 30 minutes from Paris
Cosne-Cours-sur-Loire, CHER center-val-de-loire 58200 FR

Location

This property is located in undulating landscape shaped by vines, including many characterful villages and remarkable views of the Loire Valley, in the sector around Sancerre with its renowned vineyards, in the Centre-Val de Loire region. Paris is approximately 180 kilometres away by car, 160 of which are via the motorway. From a nearby station five minutes away, trains leave at regular intervals to Paris-Bercy.

Description

The main entrance to the property is from a country road, alongside which a hedge runs, separating the land from this thoroughfare. At the end of the drive, a vast gravelled courtyard, on a thick base of limestone rock, boasts parking capacity for several vehicles. The house possesses a uniquely styled wooden structure and is made up of living areas as well as sections dedicated to equestrian activity, including particularly a clubhouse with a lavatory, saddlery and equipment room. A dressage area, an agricultural storehouse used as a covered riding area, a wrought-iron garden pavilion and two square garden zones make up the rest of the property.

The living areas

They boast living space of around 135 m², as well as a mezzanine, and are equipped with air conditioning.

The ground floor
This level is set around a vast living room including an open-plan kitchen. It has modern style cathedral windows whose shape follows the lines of the roof, showcasing the considerable ceiling height. Light streams in through the large windows throughout the day. A shower room with a lavatory, a bedroom with an en suite bathroom and private wardrobe space complete this level. From the patio, the views take in the surrounding countryside, without any neighbours nearby.
The upstairs
At the top of the staircase with its seagrass covered steps, there is a mezzanine overlooking the living room, Followed by two bedrooms as well as an extra room with wood strip flooring.

The ‘ranch’

It is made up of an approximately 39-m² covered riding area, a 40-metre by 20-metre dressage area, horse showering facilities with troughs equipped with anti-freeze systems, two 12-m² looseboxes, a 20-metre by 100-metre paddock, a 32-m² covered area for preparing the horses, a 26-m² saddlery and an around 30-m² clubhouse with a lavatory.

The grounds

Their 8-hectare surface is made up of meadows, some of which have been reinforced with laid stones intended to limit the effects of the horses trampling the ground.

Our opinion

This is a resolutely atypical property, far away from any noise pollution or eyesores, with views over the undulating landscape typical of the sector around Sancerre. The countryside spirit pervades everything in this property that is ideal for relaxing, enjoying peace and quiet as well as partaking in horse riding, with many lanes nearby ideal for excursions on horseback. The environment provides a complete change of scenery, tranquillity and rejuvenation, with plenty of potential for further development and future purposes.
