Many food shops, markets and boutiques can be found in a nearby village. Not far away, the towns of La Flèche and Sablé-sur-Sarthe are home to all essential shops and services. By car, Le Mans, Angers, Laval and Paris are respectively 40, 45, 60 minutes and 2 hours 45 minutes away. From the train station in Sablé, which is 25 minutes away, Paris, Rennes and Nantes can be reached in 1 hour, while Le Mans, Angers and Laval are 20 minutes away. Description
The house
The ground floor boasts vast rooms, with a more than 60-m² lounge in particular, and the floors are paved with modern tiles. A wood-burning stove has been installed in the fitted kitchen. Next to a ground-floor bedroom, there is a shower room and a separate lavatory. Two staircases climb to the top floor, which has sloping ceilings and wood strip flooring. It is made up of three bedrooms, an office or a fourth bedroom, a bathroom and a lavatory. A remaining space could be converted into a bathroom.
The outbuildings
They are all renovated and made up of two barns and former pigsties, as well as a storage hanger sheltered from view. One of the barns houses a large summer lounge looking out onto the landscape.
The equestrian facilities
They can be found on the edge of the property and cannot be seen from the house. They are made up of a floodlit 30-metre by 23-metre riding area as well as a 30-metre by 40-metre dressage area. Both have sand/fibre flooring. A part of the meadows is enclosed by wooden palisades and electric fences to form paddocks. One of the former barns houses a separate saddlery and three looseboxes. There is also an exterior showering area.
The surroundings
They are made up of a well-maintained garden, with shrubs and a selection of trees, such as willows, cedars, maples, Japanese bush cherry, as well as an orchard and meadows. An almost 1000-m² clear water pond into which a spring flows boasts a wooden jetty and can be enjoyed for swimming or fishing.
Our opinion
This former farm has been meticulously restored and today forms a cohesive whole, like a hamlet, in the countryside of the Sarthe. The house boasts ample yet simple volumes and combines smartly with the restored outbuildings, while the equestrian facilities naturally find their place away from the living spaces. Around the buildings, the garden, orchard and pond form a landscaped that has been shaped with care, providing open perspectives and more shaded zones. It is a country property that is equally suitable for family life as for an equestrian focused activity.
