Description
The main building
The main building brings together most of the looseboxes, as well as the owner’s home and the employees’ dwellings too. The remarkable edifice is around 65 metres long. Straight from your first glance, you get the impression of a traditional stud farm house. Its roof of tiles with two main slopes strikes you first. Next, you notice the characterful elevations. Four hipped dormers punctuate the imposing roof. Beneath the centre of a huge neo-Norman pediment you find the timeless charm of horse stud farms. Once you have gone through the open-ended covered passageway that runs through the edifice, your first impressions are underlined with the natural beauty of a landscape of meadows and forests that extends on the other side.
The ground floor
The elevations are punctuated with 24 looseboxes: 12 on each side. In the middle, the covered passageway links the court to the pasture. In the covered passageway, two doors face each other. One leads to a self-contained dwelling with a 28m² floor area. This dwelling has a fitted kitchen, a bathroom and a mezzanine. The other door leads to a staircase that takes you to the main apartment. An intern’s bedroom with a 16m² floor area lies next to it, as do several annexe rooms, including a utility room.
The first floor
Beyond the door to the main home, a staircase of terracotta tiles and timber leads to a vast dwelling with a 260m² floor area. This home takes up the entire length of the edifice. At each end of the dwelling there is a convertible loft space with a 150m² floor area. The staircase leads up to a large reception room with a cathedral ceiling. A floor of locally made terracotta tiles extends throughout it. The room features a monumental fireplace of brick and metal. An open spiral staircase climbs up around this fireplace. With the lounge, an open-plan kitchen forms a convivial dual-aspect space bathed in natural light from windows that look out at the meadows on one side and at the entrance court on the other. On the left, a small landing connects to a bedroom and a bathroom. With access to a convertible loft beside it, extra space could be enjoyed at this end. At the other end, there are three bedrooms, one of which has a mezzanine. They are laid out around a bathroom. Here too, the dwelling could be extended into a second convertible loft space. A mezzanine that looks down at the lounge is currently used as a spacious office, beneath an exposed roof frame. Large windows offer a clear view of the meadows. Indeed, from this apartment’s commanding position, you have an excellent view of the pasture and horses.
The horse-riding facilities
The estate is designed for horse-breeding and equestrian pre-training. It covers 32 hectares of unbroken land that extends around the main edifice. There are 20 hectares of premium pasture, balanced out with the presence of cattle. This premium pasture is divided into seven units with shelters from the company Intrabois that have water inlets. These units are all separated with hedges and concrete posts with electric fencing upon railway sleepers. The facilities are grouped together beside the stable. There are 24 looseboxes that are four metres long and four metres wide with automatic watering troughs, four of which have been turned into grain stores, as well as a grooming room, a shower, six similarly sized looseboxes from the company Bomaco, and a large loosebox that is eight metres long and four metres wide and includes a structure for gynaecological examinations on mares. There is also a covered horse walkway with a 19-metre diameter, a 20-metre Havrincourt round pen and a sandy-surface riding arena that is 50 metres long and 40 metres wide. Several lightweight shelters and two agricultural storage buildings – one from the company Intrabois that is 30 metres long and 15 metres wide and another from the company Bomaco that is 15 metres long and 5 metres wide – complete the facilities. The wooded part of the grounds, which covers around 12 hectares, extends in front of the edifice’s main entrance. It includes a well-drained track with a fibre-sand surface that is 1,000 metres long. And it offers 2,500 metres of bridlepaths with obstacles for cross-country riding. You enter the estate via an electric double gate with a special entrance for horses.
Our opinion
From its beginnings, this remarkable stud farm was designed for horse-breeding. In a single zone, it brings together modern training areas, handy storage spaces and delightful dwellings. The professional layout makes it a work space that can be used right away. The main home, in the heart of the estate, offers sublime comfort with spacious rooms, an abundance of natural light and clear views of the meadows. The splendid property, only an hour north of Paris, would suit a breeder or trainer who would like to develop their horse-racing activity or a passionate horse-rider who would like to settle into a country home with modern equestrian facilities. Several winning horses in major steeplechases in France and England have been raised and trained on this stud farm. In short, the haven is a rare gem that brings together a comfortable home and a well-developed work space in a protected natural zone. All the ingredients are here for the greatest ambitions in equestrianism.
