Located in the Gâtinais countryside, the farmstead is set back from the village of Gironville, where a certain General Lagorsse is buried, an individual whose memory has remained closely linked to the region after the abdication of Napoleon in Fontainebleau. In addition, the royal and imperial city is only a half-hour away, while the train station in Saint-Pierre-lès-Nemours, ten minutes away, provides service to Paris via the line R in a little over an hour.
As for motorway access, the A6 and A77 pass near the property, whereas the farm, completely secluded, is surrounded by immense fields planted with beetroot and grain, which aptly demonstrate the nourishing agricultural vocation of the Seine-et-Marne department, a true breadbasket for the Ile-de-France region.
With a few wind turbines dotting the Beauce landscape, this region also includes many charming villages with their bell towers, which can be heard pealing throughout the countryside.

Accessible via a long asphalt lane through the surrounding fields, which eventually leads to a large wrought-iron gate that faces a field of poppies, the property’s gate opens on to a gravel courtyard, enclosed by tall rubble stone walls, which provide glimpses of the two-storey building’s impressive façade, flanked by two towers and topped with a pediment. Two tall magnolias, planted on either side of the edifice’s front steps, welcome visitors, whereas a wide covered area provides parking for several vehicles.
Further on, two gardens, separated by a hedge, one of which features a swimming pool, patio and guest cottage, are located towards the back of the property and planted with a majestic walnut tree and a bed of lavender.
The Main Dwelling
With approximately 150 m² of floor area, spread out over two levels, it is accessible via two separate entrances: the first is located in the outdoor parking area next to the dwelling and the other can be found in the courtyard, near a wide carport. Both communicate with a large fitted kitchen that opens on to a living room where a wood-burning stove was installed within a fireplace, while the pointed stone of the interior load-bearing walls, the visible ceiling beams and terracotta-colour floor tiles highlight the charm of this dual-aspect living room, whose windows provide plenty of natural light.
In addition, glass doors give on to a garden, a guest lavatory is located under the wooden staircase, whereas, upstairs, three bedrooms, including two with a mezzanine, share a lavatory and a bathroom, in front of which a utility room was created.
The Outbuildings
Four guest accommodations were created here: a six-room cottage, a two-room flat and two studio flats.

Accessible via the courtyard, to the right of the front steps, the front door opens on to a living room-dining room with tile floors and visible ceiling beams, while a fitted kitchen, shower room and lavatory are located a little further on.
Back in the dual-aspect living-dining room, bathed in ample sunshine all day long, a glass door opens on to a patio overlooking the garden facing south, whereas a wooden staircase leads to the upstairs level where five comfortable bedrooms with parquet floors, one of which boasts a mezzanine, each come with their own shower room and separate lavatory.
The two-floor apartment
The Duplex Flat
From the courtyard, the duplex flat, located between the dwelling and the guest cottage, includes two rooms over two levels with, on the ground floor, a living-dining room and an open kitchen that gives on to a private garden, while, upstairs, a large dual-aspect bedroom, with parquet floors, abuts a shower room and lavatory.

More striking in appearance, its entrance, accessible via a couple of stone steps from the courtyard, is crowned with a glass awning, while its garden side, facing south, gives on to a large patio. Topped with visible ceiling beams, its main room features a small kitchen and abuts a shower room as well as a separate lavatory.

Facing the garden and on the first floor of the same building, it is accessible via a separate entrance, while its sleeping area, demarcated by two small steps, is located right above a kitchen and shower room.
The Two Reception Halls
Two reception halls with tile floors, extend over approximately 80 and 170 m², respectively, while their solid oak ceiling beams and pointed stone walls reveal immense spaces that can accommodate many guests for events, marriages or seminars. Accessible via either the courtyard or garden, the smaller of the two gives on to the latter, whereas, the larger one is located between the courtyard and a private exterior gravel lane.
Between the two, lavatories and a professional kitchen with cold storage round out the event venue amenities, while upstairs, two rooms and a mezzanine make it possible to create additional accommodations or a game room.
In addition, above the large reception hall, an attic space provides an unfinished area where it would be possible to increase accommodation capacity, given that the roof structure was raised for this very purpose.
The Gardens
Totalling two, facing fully south and surrounded by tall hedges, the gardens, connected via gravelly soil paths, are reserved for different purpose.
The first garden, larger in size and accessible from the guest accommodations, which each come with a small garden or patio, includes a 11.6 x 4-metre swimming pool, surrounded by a wide stone deck and abutting a patio as well as a central lawn highlighted by a majestic walnut tree as well as a gazebo festooned with rose bushes. In addition, a machine room is located in a recent annexe in which it would also be possible to create a two-room flat.
As for the second garden, blanketed in lawn, it gives on to the reception halls and features an oak pergola, which protects guests from the elements on rainy days.
Our opinion
On the Beauce side of the greater Gâtinais natural region, this bucolic property, whose stately silhouette is recognisable thanks to its two towers and immense ornamental garden, reveals the charming nature of a former farmstead, immersed in the countryside and combining authenticity with simplicity.
Meticulously renovated about twenty years ago, the property’s event-based activity could be resumed immediately thanks to its two immense reception halls and semi-professional kitchen, while it also boasts significant potential for development thanks to its areas that remain to be converted.
Secluded, but not isolated, given its proximity to a number of landmarks in the southern part of the Seine-et-Marne department, the property would be equally suitable for a family or as tourist accommodations.
