Location

The estate lies in the south of France’s Cher department, in the Centre Val de Loire region, among the hedge-lined meadows of the country’s beautiful Berry province. The local town offers shops and amenities for everyday needs. The town of Saint-Amand-Montrond is around 15 kilometres away. There is a train station and a slip road onto the A71 motorway just 15 minutes from the property. You can get to Paris in under three hours.

Description

A road snakes among lush, wooded hills before the tarmac gives way to a forest track that stretches for around 500 metres up to the home. There are thickets, trees and moorland in front of the house, which eventually comes into view. Most of the buildings are arranged in a U shape around a central court that forms a landscaped garden of lawns and flowers. The edges are well maintained and embellished with different plants that create a peaceful atmosphere. The main house, which stands beside a vegetable patch and a stone kennel, is on the right-hand side of the court. It has a ground floor and a first floor. A secondary house, which also has a ground floor and first floor, stands behind it. On the left, there is a spacious outbuilding that houses a workshop, which can be used for DIY and for storing gardening tools. Next to it there is a barn with an exposed roof frame. This barn can house several vehicles and agricultural machines. Opposite, there is another outbuilding with storerooms, aviaries and an air-conditioned wine cellar. All the buildings are made of local stone in good condition and all the roofs, with traditional tiles, have been renovated and well maintained.

The main house

The house has a ground floor and a first floor. On the ground floor, there is a German-style room, designed as such because of the current owners’ family roots. This room is entirely adorned with wooden panelling. It is the ideal spot for family meals and evenings around the fire. Next there is a large kitchen, a reading lounge with a fireplace, a bedroom and a bathroom. The first floor offers three other spacious bedrooms. A stone terrace lies in front of the house. A table and chairs here give you the chance to make the most of warm, sunny weather in this spot. The terrace looks out at the garden, which features a fountain, a pond and different plants.

The secondary house

The secondary house also has a ground floor and a first floor. The ground floor has a hunting lodge with a vast room, which adjoins a kitchen with wooden panelling and a lavatory. The space can also serve as an extra bedroom. A conservatory, perfectly integrated, completes the reception space and offers room for over 20 guests to eat together. An outside door leads into a boiler room, which is used to heat up all the buildings. There is a heating oil boiler and a wood-fired boiler. The first floor is a self-contained unit that can be reached via an outdoor staircase. It offers a bathroom and a vast room with a glazed roof section that slopes and faces north. This room has been designed like an artist’s studio. It could serve as a music room, a photography studio, a games room or a workspace for remote working for several people at once. Indeed, the possibilities for this delightful space are endless.

The grounds

The grounds cover around 58 hectares of unbroken land that extends around the buildings. The land was designed for hunting, at first for small game. Like the garden, the rest of the grounds have been specially landscaped. The land is made up of strips, hedges, thickets, small trees, quarries, crops, broom and other foliage, planted over 40 years ago and maintained since then. Plots with slopes and ponds make it the ideal biotope for small game to live here, if you look after the place, and for you to therefore enjoy hunts here with friends. At the bottom of the grounds, there is a lake at the edge of a meadow. It covers around two hectares, offering a play area for ducks and delighting lovers of boat rides. A boat shelter has also been built by the lake, among a dozen species of willows that are planted around the water and that bring a wonderful display of autumnal colours each year. Eurasian woodcocks, whether sedentary or migratory, have always been present on the grounds. A dovecote was built a few years ago. It is in good condition, but needs to be renovated nonetheless. The grounds are surrounded by plains and hedge-lined meadows. For several seasons, large game have found refuge there, especially wild boar, which are increasingly present each year. The zone has been designed for two beats with watchtowers. In 2024, there was a special French legal document (“Plan de chasse”) for sustainable hunting for seven roe deer for the zone.

Our opinion

This pleasant family estate with beautifully landscaped grounds has been remarkably well maintained. The old buildings have authentic charm. They form a delightful complex. Here you could easily imagine a main home with a comfortable workspace, or perhaps a second home – less than three hours from Paris, given that a motorway slip road is not far away. The hunting ground, with its diversified biotope, would be ideal for families and friends who love hunting and working alongside dogs. Everything here has been designed for you to make the most of a natural backdrop that offers absolute privacy.
