Location

The property lies in France’s Ille-et-Vilaine department in the north-west of the country, in a calm, residential village with lush surroundings made up of woods, cultivated fields and hedge-lined meadows. It is just a few minutes from the medieval town of La Guerche-de-Bretagne, where you can find amenities for everyday needs. From the property, you can easily get around via several major train lines and roads. The city of Rennes is only 40 minutes away. Description

The former presbytery dates back to the 16th century. It has been remarkably well preserved. It lies in a village, just a stone’s throw from the village hall square. A 5,200m² tree-dotted garden surrounds the rectangular house, which stands by a gated gravel entrance court embellished with flowers. The main house offers a floor area of around 350m². It has a ground floor, a first floor and a second floor. It connects to a 76m² adjoining garage that protrudes from it at a right angle. The elevations and roofing have been renovated. Their brightness is underlined by the beige and ginger tones of the sandstone laid with lime-pointing. This brightness is also brought out by the white of the lintels and the red of the painted wooden shutters. Opposite the house, there is a 76m² outbuilding that houses a cellar, a boiler room, two separate bedrooms and a spa room that connects to a covered swimming pool space, which looks out at the garden with its remarkable trees and orchard.

The main house


The ground floor
An entrance hall with half-timbered walls connects to a 26m² dining room with exposed beams, a fireplace and old terracotta floor tiles and to a 33m² lounge with wooden panelling, exposed beams and a fireplace. Underfloor heating warms these spaces up. A 20m² kitchen looks into the dining room through a glazed portion in one of its walls. This kitchen is laid out around a large central island unit. The kitchen leads straight out into the courtyard, which is at the same level as it. A 16m² timber-framed extension adjoins the kitchen and serves as an office. This extension offers a panoramic view of the garden through its large picture windows. Back in the lounge and beyond some wooden panelling, you find a bright space with a floor area of around 40m², a billiard room and a large office. Lastly, there is a 33m² room that is currently used as a television lounge.

The first floor
The first floor has a floor area of around 80m². It offers three bedrooms, each with a floor area of around 12m² and exposed beams. There is also a bathroom with a lavatory. Lastly, a 22m² master bedroom includes a walk-in wardrobe, a shower and a lavatory.

The second floor
The second floor lies in the converted, insulated roof space. Up here, you can see the exposed beams of the roof frame. There is one 14m² bedroom and one 18m² bedroom, as well as a bathroom with a lavatory.

The attic
A loft extends above the billiard room to the garage. Up here, there are insulated attics. They offer around 120m² of extra floor area. You reach this roof space via a spiral staircase.

The outbuilding and swimming pool

A stone building crowned with a slate roof offers a 76m² floor area and includes a well, a cellar, a boiler room, two separate 10m² bedrooms and a bread oven. A 20m² spa room connects to a covered swimming pool space. The heated pool is nine metres long and four metres wide. It lies beneath a sliding roof and looks out at the tree-dotted garden.

The garage and workshop

A slate-roofed stone construction adjoins the main house. It offers a 76m² floor area and houses a garage, a workshop and a new pellet boiler with a storge silo.

The garden

The garden covers around 5,200m² and includes a variety of plants and remarkable trees, as well as an orchard. The trees include Lebanese cedars, sequoias, wild roses, Judas trees, weeping willows, cherry trees, apple trees and fig trees. There are also two agricultural storage buildings in the garden with respective floor areas of around 50m² and 100m². They include a closed part in which wood and equipment can be stored. Two meadows with a total surface area of 1.6 hectares, 400 metres from the property, can be purchased as an optional extra.

Our opinion

This former presbytery in Brittany is a unique gem with authentic charm. It has been remarkably well renovated and maintained. It offers sublime comfort and absolute calm. The brightness and calm of the rooms go well with the changing spectacle of the vast tree-dotted garden. Here, you can work, garden and unwind by the pool. With its eight bedrooms, two of which are in the outhouse, and extra convertible space, this property offers endless possibilities for development. It could be a family home, a guesthouse or a relaxing second home for remote working, just 40 minutes from Rennes train station.
