Location

The town of Gentilly, in the Val-de-Marne area, at the edges of the 13th and 14th arrondissements of Paris, chiefly draws its renown from its industrial past. Laundries, factories and tanneries were able to develop here from the 19th century onwards thanks to its strategic location near to the French capital and on the banks of the River Bièvre. Since then, these large buildings plus other workshops have gradually been transformed into residential accommodation. However, some edifices from previous eras remain, such as the 13th-century Saint Saturnin church, listed as a historical monument, or the Maison de la Photographie Robert Doisneau photography centre.
The house can be found on a peaceful wooded, residential street in the Plateau district in the upper part of Gentilly. A station on the RER line B is only 300 metres away, from which Paris can be reached in 10 minutes and Roissy-Charles-de-Gaulle airport in 30 minutes. The property is also close to the A6 motorway and Périphérique ring road. For those who prefer to travel by bicycle, the city-centre of Paris is within half an hour’s reach.

Description

Next to it, double French windows open onto a 13-m² wood-decked terrace which is large enough to accommodate several deckchairs to enjoy a moment of relaxation.
A white wooden staircase climbs from the far end of the room to the second floor, which is made up of a 16-m² master bedroom with an en suite 14-m² fitness room and a bathroom. The office situated afterwards could be transformed into an extra bedroom or a walk-in wardrobe. Beneath the rafters, the top floor of the house is made up of two bedrooms, with surfaces of 16 and 17 m² as well as parquet flooring. There is also a shower room. The bedrooms are bathed in light through dormers and skylights. A spacious garage, a utility room, a closet and a wine cellar can be found in the basement.

Our opinion

Extremely generous volumes ready to be converted according to your needs and desires can be found behind the pretty facade of this house that is reminiscent of the Mediterranean spirit. The studio apartment on the garden level floor could be used as an office, a large spare bedroom, rental accommodation to generate extra income or even to house a teenager searching for greater independence. The monumental kitchen that is bathed in light could be converted into an artist’s studio. It would also be simple to transform the office and fitness room into extra bedrooms. All in all, this light and airy house on the outskirts of the French capital, which is perfectly tucked away from prying eyes, could be adapted to suit everyone, making it possible to enjoy a unique level of privacy, both indoors and outdoors.
