Location

Only part of Paris from 1860 onwards, the Butte-aux-Cailles hill and its neighbourhood were still covered with fields, woods and mills at the end of the 19th century. Today, families and friends gather on the terraces of iconic bars and restaurants, along the lively Rue des Cinq-Diamants and around the listed Art Deco swimming pool.
The house is located less than ten minutes from the Place d'Italie (lines 5, 6 and 7) and Corvisart (line 6) metro stations, providing easy and fast access to the four corners of the capital or the very centre of Paris. The English-style landscaped Montsouris park is only a 15-minute walk away.

Description

Just a stone's throw from the Auguste-Blanqui market and the Butte-aux-Cailles swimming pool, fed by spring water from an artesian well, the house stands in a pretty and quiet cobblestone lane.
Once through the property gates, a 25 m² terrace, bordered on both sides by shrubs and trees, leads to the entrance of the 112 m² family house. Dating back to the early 20th century, the facade of the house features geometric polychrome brickwork and a millstone grit foundation.
The ground floor window surrounds have terracotta sills and are adorned with green-painted steel lintels, while on the upper storey, stone corbels support the balconies and their wrought-iron balustrades. A few approach steps lead up to the wooden entrance door, with its glass panel protected by a wrought-iron grille and crowned by a steel canopy.

The house


The ground floor
The front door opens onto a corridor followed by a landing leading to a dining room. On the right-hand side, there is an opening to a living room. The flooring is of straight strip hardwood.
The adjacent kitchen features a large bespoke wooden storage unit and a glass door. The floor is laid with octagonal terracotta tiles.
A period oak staircase leads to the upper floors. It is lit in warm colours, thanks to the stained-glass panes covering the windows overlooking the garden. Finally, under the staircase, two doors lead to the garden at the back of the house and to a large cellar with a window well and original lavoir (washing place).
The first floor
There are two bedrooms at the front of the house, with tall French windows and a passageway, while a third bedroom faces the rear garden.
There are also a shower room with window and a lavatory on this level. A fitted storage cupboard is located on the landing.
Across the entire storey, the flooring is of old straight strip hardwood.
The second floor
By converting the attic space, the house has gained an additional floor area of almost 35 m². This roofspace level with exposed ceiling beams has straight strip hardwood floors, like the rest of the house.
First, there is an area with a spare bed and plenty of storage space as well as a reading corner under the roof window.
Next follows a bathroom with built-in bathtub, washbasin and toilet.
Finally, there is a room of around 17 m², with a fireplace and windows overlooking the garden.

The courtyard garden

Once lovingly maintained, now planted with flowers and trees, it forms a secret spot, enclosed by walls and extending over some 45 m², benefiting from almost complete isolation, hidden from prying eyes. Here, it is easy to bask in the sunshine, grow your favourite plants or enjoy a meal surrounded by peaceful greenery.
