Location
The estate lies 15 minutes from the charming towns of Lamotte-Beuvron and Salbris in France’s beautiful Centre Val de Loire region. These two towns offer shops for everyday needs, as well as restaurants, schools and sports facilities. Each one has a slip road onto the A71 motorway, on which you can get to Paris in less than two hours. The property is located just outside a quaint village in France’s forested Sologne area. This local village offers shops for basic needs.
Description
The main house
The main house offers a 340m² floor area. It has a ground floor and a first floor and it looks out at a lake. On the ground floor, there is an entrance hall with a boot room. A staircase leads upstairs from this hallway. On one side, the hall leads to a large lounge, a small lounge, a dining room and a spacious kitchen with a scullery. On the other side, it leads to a big bedroom with a bathroom. Up on the first floor, there is a landing used as a lounge. It connects to two or three bedrooms with bathrooms, depending how you choose to lay out the spaces. The house has central heating that uses heating oil.
The hunting lodge
The hunting lodge has a 360m² floor area. Like the main house, it has a ground floor and a first floor. The ground floor has a spacious hunting hall with a convivial atmosphere. In this hall, there are tables, sofas, a bar and a billiard table. Also on this ground floor there are three guest bedrooms with bathrooms, so the lodge could be used to host friends and family. Up on the first floor, which you reach via a small staircase, there is a vast artist’s studio beneath the exposed beams of the roof frame. Both the ground floor and first floor offer the possibility of developments for creating extra rooms, whether bedrooms, lounges or even apartments. The hunting lodge has central heating, which uses gas from a tank.
The guesthouse
The guesthouse offers an 80m² floor area, spread between three bedrooms, two shower rooms and a lounge that connects to a kitchen. The guesthouse has gas heating, which uses a tank.
The outbuildings and swimming pool
There is a large barn, which is currently used as a garage. There is also an agricultural shelter and a storehouse beside a kitchen garden. There is a swimming pool too. This pool is 20 metres long and 5 metres wide. It has a shelter.
The grounds
The estate covers 115 hectares of hunting ground and includes six hectares of water. A special French legal document for forestry (“Plan simple de gestion”) that describes, maps and schedules work on the land is currently being examined for approval. Both conifers and deciduous trees tower on the grounds. Two main lakes make up the wetlands. Brant geese and a black swan have made these lakes their home for the year. There are four other lakes, which are smaller, in the middle of the woods. The land is well laid out with well-maintained paths and a varied ecosystem. Ferns, moorland, mature trees, broom and heather of different varieties form a patchwork rich in cep mushrooms and hedgehog mushrooms. Woodcock stop here each season. There are also ever more deer on the land. And wild boar live here too. The land is unspoilt and balanced.
Our opinion
This enchanting estate, tucked away in the middle of France’s Sologne area, is a hunting ground rich in game – a paradise for lovers of authentic, sensible hunting. The grounds lie far from the world’s bustle. The lakes, woods and wildlife here create a calm, soothing environment that is perfect for relaxing moments with family and friends. Beats could be organised here. A unique atmosphere where time stands still reigns on this estate. The backdrop recalls the French novel “Raboliot”, written by the novelist Maurice Genevois. The grounds are well maintained. The buildings need to be renovated to bring back their past splendour. Yet they would easily meet the demands of any family in search of a charming refuge. This magical haven is truly emblematic of France’s beautiful Sologne area.
