Location
The town of Malakoff, on the edge of Paris, next to its 14th arrondissement, is a pleasant municipality to live in which, whilst adjoining the French capital, enjoys its own cultural scene, with the nationally renowned Théâtre 71 and Marcel Pagnol cinema, among others.
The property is located in a peaceful residential district made up of small streets, houses and former workshops, a short distance from the Malakoff - Rue Étienne-Dolet metro station on line 13, six stops from Montparnasse-Bienvenüe. The Porte de Châtillon junction on the Périphérique ring road can be reached in 8 minutes by car. The sector’s primary and junior high schools are less than 5 minutes away on foot, while the nearest senior high school is the renowned Lycée Michelet in Vanves.
Description
The three-storey loft occupies a tall metal structure. The ground floor level is made up of a large entrance hall with plenty of cupboard space. It leads to a room used as a boiler room and utility room, the garage / workshop and a staircase climbing to the first floor, on which a vast reception room with a 7-metre ceiling height up to the roof ridge beneath a glass roof, is the property’s focal point. It includes several living areas, including a modern and functional, fully fitted, open-plan kitchen, a dining room, a lounge and an office with fitted bookshelves. It is generously bathed in light and a wood-burning stove is present to complement the underfloor heating powered by a recently installed gas boiler. There is also the master bedroom, which has an en suite shower room with a lavatory as well as plenty of wardrobe space.
The top floor can be reached by a spiral staircase with comfortably large steps. At the top of it, an ethereally designed glass walkway makes it possible to move with ease between the two parts of the top floor: on one side, there are two bedrooms, each with en suite shower rooms and lavatories, while on the other side, there is an interior, open-air patio fitted with an electrically powered cover to protect it from the elements. Furthermore, it boasts a barbecue area and games space.
There is also an almost 35-m² separate apartment, which nonetheless could be combined with the loft. It can be reached via a door on the side of the building, which opens onto a staircase leading upstairs. It boasts a functional layout, including an entrance with a separate lavatory, a living room with an open-plan kitchen and a bedroom with an en suite bathroom. The two rooms open onto a large continuous balcony overlooking a tree-lined and peaceful cul-de-sac.
Our opinion
This edifice, which is sheltered from view in a discrete cul-de-sac, enjoys genuine peace and quiet, is bathed in light and boasts surprisingly ample volumes, all just a few minutes away from Paris. The carefully designed and modern interior layout, with underfloor heating, air conditioning and aluminium window and door frames, pay witness to the care and coherence with which the renovation was conducted. The ‘outside-inside’ space - which can be closed by a sliding roof - provides a welcome exterior area on sunny days. The vast garage / workshop provides possibilities for purposes that few properties in urban areas allow for, such as a photography studio, a meeting room, a fitness room or even an indoor swimming pool, while the two-room apartment also has plenty of potential, for welcoming friends or family, as a freelancer’s office, to provide rental income or to be incorporated into the main volume of the loft, for example.
