Location
In the heart of the historic Rhône-Alpes region, on the outskirts of the highly sought-after Parc de la Tête-d'Or district of the former Gaul capital, this 155 m² apartment is in one of the emblematic private mansions in the 6th arrondissement. It stands near to some excellent schools, numerous shops, main roads as well as Part-Dieu train station.
Description
Each window has a wrought-iron balustrade or straight stone balusters. The large windows are cross-hung. There are various hipped dormers in the slate roof.
The outside steps lead up to a space covered by a terrace on the first floor, supported by marble columns with Ionic capitals.
The apartment
The apartment can be reached either via its private stairway, flanked by four marble columns, or via the monumental stairway inside the mansion house. Laid out on a raised mezzanine, these accesses give the impression that the apartment is an independent dwelling within the property. The ceilings are high and the walls covered with panelling which enhances the fireplace. The parquet flooring is laid in a variety of crossed, strip or chevron patterns. The large lounge provides direct access to a south-facing, covered terrace, spanning almost 15 m² and paved with mosaic tiles. There are three bedrooms, a bathroom, a shower room and a kitchen, which still exudes its old-fashioned air. A wide corridor leads to a reception lounge, featuring a dining area.
Maid's room
On the top floor, a maid's bedroom and a loft space with a combined total floor area of 30m² need to be converted.
Caretaker's lodge
A fifth of the commonhold caretaker's lodge belongs to the apartment.
Garage
A parking place is available in a double garage.
Storeroom or bicycle room
A private 4.32m² storeroom or bicycle room adjoins the caretaker's lodge.
Cellar
The apartment includes a cellar with a floor area of just over 8.55m².
Our opinion
A sumptuous 20th century Lyonnais apartment brimming with finesse.
No decorative feature has been left to chance. Harmonious, fluid, refined and well cared for, the apartment combines comfort, a green environment and an ideal location. Private access to the Parc de la Tête-d'Or is a luxury beyond comparison. The mansion's facade has recently been rejuvenated with meticulous restoration works, and the apartment has retained its splendour through its natural elegance that has stood the test of time.
