Location
In the southwest of the Allier department along the border of the Puy-de-Dôme department, the property, nestled amidst verdant wooded countryside, is perched on the banks of a stream irrigated by a brook that once supplied water for the mill. Three kilometres away or five minutes by car, a village features all essential amenities for daily life, while several other cities and towns with a wider range of shops and services are only a 15-minute drive away. In addition, the slip road to the A71 motorway, which links this region to the capital, as well as the TER train station, providing service to Clermont-Ferrand and Montluçon, are both 12 minutes away.
Description
The Mill
Surrounded by a patio and a flower garden, the two elongated buildings are positioned on a northeast/southwest axis. With a bedroom and a bathroom to the west, topped with a convertible attic space, of 90 m², its central portion contains a fitted kitchen as well as the living room with a floor area of approximately 40 m². As for the latter, it features beige-colour plaster walls, terracotta floor tiles, visible ceiling beams, a Renaissance-era door, a large stone fireplace and direct access to the patio, while a wide triple-casement picture window with golden-colour oak latticing bathes this room in ample sunlight.
In addition, at the end of a small hallway, the former millstone room, with a floor area of approximately 30 m², is used for storage, whereas the mill’s stream level, also accessible from the interior, includes a 16-m² study, a 30-m² workshop, the furnace room as well as the machine room with the mechanism for the adjacent watermill.
The Miller's Dwelling
Located a few metres from the mill, the miller’s dwelling, converted into holiday accommodations, features two split-level living rooms, one with a fireplace and the other with a former bread oven surrounded by bricks, which today is strictly decorative, while a cast-iron wood-burning stove provides heat for these accommodations.
In addition, a wooden staircase ascends to this dwelling's upper floors: the first contains three bedrooms and the second includes another bedroom and a reading room. As for the attic level, with a floor area of 46 m², it could be converted into a variety of uses, while a large vaulted cellar is located underneath the living room.
The Outbuildings
Not far from the property’s entrance, the former barn, with approximately 100 m², is topped with a tile roof and has been converted into a garage and a workshop, while directly opposite stands a 20-m² shed and a chicken coop. In addition, to the north of the property, on an adjacent piece of land, former stables have been transformed into a small cottage with a patio, shaded by verdant trees.
The Pastureland
Surrounding the buildings and running alongside the stream, a series of pastures, extending over approximately 3.8 hectares, are scattered with groves of trees, which gradually transform into more picturesque areas, landscaped with trees and flowers, as they near the dwellings.
Our opinion
A decidedly one-of-a-kind property, this mill combines authentic materials, modern comforts and a natural environment with innovative energy-management technologies, all within ancient dwellings that have been both tastefully renovated and converted.
This property, both restorative and restful for its owners, also includes a welcoming and comfortable holiday cottage, while the property itself was recognised with the international “Green Key” eco-certificate for both its interior amenities as well as its environmental friendly aspect. In short, everything here is designed to meet autonomy-related needs, whether that be for one or several families who choose to reside here, or as part of a future professional project.
