Location

This property is located on the edge of Merle-Leignec, in the Forez sector of the Loire area. It takes 1 hour 40 minutes via the A47 motorway to reach Lyon and its high-speed TGV train station. Lyon-Saint-Exupéry airport is also 1 hour 40 minutes away by road, via the A47, A46 and A43 motorways.

Description

This former presbytery, now divided into self-contained apartments, stands at the end of a country road. A two-storey barn can be found opposite the residence, while further away, there is a small house that can be reached via a separate entrance from one of the village’s streets. The three buildings are situated on an approximately 2,300-m² plot.

The former presbytery

When it was built in the 18th century, its surface totalled around 100 m². It has since been expanded to cover 130 m². The main facade with exposed stonework has also been extended, with more simple dressed stone that has been rendered. Though having been extended at a later date, the added section includes re-used 15th-century mullion windows. The edifice has been divided into three split-level apartments.


The apartment
The two-storey apartment on the west has living space of approximately 160 m². It includes a living room, an open-plan kitchen, five bedrooms, a separate lavatory, a bathroom with a lavatory and a shower room.

The two-storey apartment in the centre has living space of around 60 m² on each level. The ground floor is made up of a lounge, a dining room, a kitchen area and a lavatory. The upper floor contains three bedrooms, a bathroom and a lavatory.

This three-storey, 18th-century edifice is made up of a ground-floor apartment plus a split-level apartment on the top two floors. It can be reached directly from the village, through a separate entrance gate.
The ground-floor apartment is made up of a vast living room, two bedrooms a bathroom and a lavatory, while two bedrooms face south.
The split-level apartment on the upper floors can be reached from the village square and is awaiting installation of furnishings. The first floor is made up of two rooms and boasts a stone fireplace, while the second floor requires complete renovation.

The garden

It is made up of several lawned areas, dotted with a variety of trees, and separated by hedges made of shrubs.

Our opinion

This large and noble residence in the far reaches of the Forez sector possesses a robust exterior that nonetheless hides welcoming interior volumes. Thanks to the living rooms spread over the main house and the small house, the numerous entrances and the many bedrooms, there is a wide variety of spaces offering different ways of occupying and using the property. In particular, it could be used as a family home and/or for a tourist accommodation activity, in light of the village’s advantageous location near the start of many hiking trails.
