Location

Description

Along a quiet street, the dwelling, surrounded by a schist stone wall, overlooks its garden, facing south, while, primarily built out of lime-plastered schist rubble stone and topped with a slate Mansard roof, its main façade is highlighted with a number of tuffeau stone details: rusticated stonework on the ground floor, window/door surrounds, fluted pilasters, fleurons, a dentilled cornice, etc.
To the northeast, a rectangular outbuilding, with cement-coated exteriors, is also crowned with a slate roof, whereas, on the northern end of the garden, a garage gives on to an adjacent street.

The Dwelling


The ground floor
This floor’s various sunny rooms, all with a floor-to-ceiling height of approximately 3.3 metres, are arranged around a central foyer, which provides access, on one side, to a small sitting room and kitchen, as well as, on the other, to a large living-dining room, while, directly opposite, a wide corridor, communicating with the garden via a conservatory, leads to a staircase, a lavatory and a utility room.
With herringbone parquet floors in the living rooms, dining room and foyer, marble floor tiles have been used to decorate the other spaces on this level, whereas a wood-pellet stove, located in the small sitting room, provides general heat for the dwelling, and the large living-dining room, with an Alsatian stove and marble fireplace, enjoys breath-taking views of the garden.
The first floor
A large landing with parquet floors provides access to five bedrooms, including three with grey marble fireplaces and more than 20 m² of floor area, as well as two others with approximately 13 and 16 m², respectively. As for the lavatory, large bathroom and shower room, they are located nearby, while all the rooms feature straight-plank parquet floors, except for a small bedroom with imitation parquet flooring.
The second floor
This space includes one finished bedroom, as well as several others that will need to be completed. Lastly, on the northern end, a small gate opens on to the adjacent street, which provides access to many nearby shops.

Our opinion

In this human-sized city, within the greater Anjou region, famous for its medieval chateau and horseraces, this fully restored family dwelling, immersed in peace and quiet, features, behind its stately façade lined with tuffeau stone, all the amenities of a patrician home as well as a recent décor designed for its occupants’ comfort.
Built to last the test of time thanks to its precise classical composition and high-quality materials, the dwelling’s conservatory and patio make it possible to enjoy the garden all year long, while its sunny interior boasts an immense and elegant ground floor as well as a number of large bedrooms. Lastly, it should be noted that the outbuilding could be used for a professional activity, depending on the future owners' wishes.
