Location
The 9th arrondissement in the south part of Marseille is the gateway to the Calanques national park, which is a favourite area for hikers, climbers and water sports enthusiasts. The Cabot district, named after the Provence dialect word for a dry-stone hut, ‘Lou Cabot’, stretches out from the foot of the Marseilleveyre Mountains, which are a veritable natural barrier to the city’s southeastern flank. The district, which is well served by public transport and urban boulevards connected to major roads, is near to shops, schools and healthcare establishments.
Description
The villa is made up of three sections in an inverted U-shape, all with roofs made of interlocking tiles. The facades are wide open to the exterior thanks to large windows fitted with wooden panels or shutters, in need of restoration. The main entrance to the house is via the west to east oriented central section, set slightly back from the other two parts. It houses an approximately 27-m² kitchen and leads to two other rooms as well as a garage. On the top floor, two suites each including a bedroom, a bathroom and a lavatory also boast roof terraces.
The western section is set diagonally southwest/northeast to the central edifice and contains an around 66-m² lounge with a fireplace. The eastern section, set north to south, stands perpendicularly to the central section and includes three bedrooms as well as a shared bathroom. The rooms on the ground floor are either paved with terracotta tiles or cement tiles. The house is equipped with electric heating and air conditioning.
The central section
The wooden entrance door adorned with finely crafted ironwork, at the rear of the patio between the three parts of the building, opens into an approximately 18-m² hall, from where two symmetrically laid out doors open into the wings on either side. Beyond them, the hall narrows to accommodate a lavatory before widening again into an area with other doors into the east and west wings. The door situated to the west leads to a kitchen, after which there is a door to the east to west oriented, approximately 27-m² garage. The almost 18-m² kitchen opens out onto a barbecue area via French windows and boasts dark wood furnishings and a light-coloured tiled floor.
The upstairs
The upstairs can be reached by a staircase situated in the west wing and climbs up to a landing where there are four doors. The first leads to an almost 6-m² bathroom, while the next, on the same side, opens into a lavatory. The door in the centre opens into an approximately 16-m² bedroom boasting built-in wardrobes all along the northern wall and opens to the south onto an around 3.4-m² roof terrace, initially designed to be fitted with glass domed roof. The last door leads to an approximately 11-m² bedroom with an en suite bathroom on its northern side and a 5.5-m² roof terrace to the south, which can be reached through a double-leaf glazed door.
The west wing
It includes an approximately 66-m² lounge that is generously bathed in light through large windows. A slightly raised fireplace occupies one of the corners in the room, which is paved with terracotta tiles. The exposed beams give this volume an even greater feeling of warmth. The ceiling height reaches almost 4 metres at the point where the lounge connects with the central section. Such height is due to plans, never realised, to install a mezzanine, which could still yet be incorporated.
The east wing
The two doors situated on the east of the entrance hall lead into this wing. A carpeted corridor leads to three bedrooms with surfaces between 12.5 m² to 13.5 m², as well as a shared bathroom. There is terracotta tiled flooring in the bedrooms, while the bathroom is entirely tiled.
The grounds and the swimming pool
The garden has been constantly maintained by the same gardener for forty years. It is irrigated using a borehole. The 8-metre by 4-metre swimming pool has a sliding glass cover.
Our opinion
This villa laid out in three sections and joined by a large patio is enveloped by nature. The generous volumes and warm atmosphere of the property, which is an atypical one in Marseille, are situated in an environment of almost pastoral silence, in which the mature foliage and tranquillity form an unexpected décor. It combines the advantages of a second home - relaxation, privacy and closeness to nature - with those of a city house, ideally situated near to the Calanques coves, hiking trails, schools, shops and the sea.
