The city of Angers and its railway station, from which Paris is 1 hour 30 minutes away on high-speed TGV trains, can be reached in 20 minutes, while the A87 motorway is only a few kilometres away. The banks of the River Loire plus the picturesque villages and vineyards alongside them, are also very close by.

The house
The ground floor
The entrance has flooring paved with Burgundy stone and taco tiling. It leads to a snug, a hallway to the kitchen and a living room, as well as to a bedroom, lavatory and utility room, while a staircase leads upstairs. The snug leads to a dining room followed by a large lounge. All the rooms open directly into either the front or rear gardens. These rooms boast oakwood stripped flooring or terracotta tiles. A tuffeau stone fireplace stands against one of the walls in the large lounge, from which two wooden staircases lead upstairs, and there is a French-style beamed ceiling. The living room also boasts a tuffeau stone fireplace, while the kitchen opens outside onto the patio. Like the kitchen, the living room possesses is slate slab flooring under which there is underfloor heating. The bedroom, with a study on a mezzanine, is adjacent to a shower room as well as wardrobe space, and has oakwood stripped flooring. The ceiling height up to the roof ridge in the entrance, living room and bedroom is more than 5 metres and there are exposed beams.
The upstairs
Several landings lead to three bedrooms and an office on a mezzanine overlooking the living room below. Each bedroom boasts an en suite shower room or bathroom and lavatory. The flooring is made up of terracotta tiles, pitch pinewood or sea grass matting. There are exposed beams in the two bedrooms beneath the rafters.
The attic
This level includes a bedroom with a shower room and a lavatory. The bedroom has pitch pinewood stripped flooring.
The basement
This approximately 80-m² basement level is located beneath the recent extension and houses the boiler room, a workshop and a wine cellar. It can be reached from inside the house or via the garage.
The garage
The approximately 30-m² garage stands against the modern extension and opens onto the narrow street.
The gardens
The entirely enclosed gardens have a Mediterranean ambiance thanks to the presence of cypress, bay and olive trees. They are also fitted with automatic lighting and watering systems. In the rear part, a 9-metre by 5-metre heated swimming pool was installed in 2005. It is chlorine filtered, protected by a reinforced membrane and stands next to an approximately 10-m² technical installations room as well as a shower room and lavatory. A spring flows into a pond situated below.
Our opinion
This property situated on the side of a slope resembles a country house not far from Angers. The ample, fluid and well-designed interior volumes are divided between the older residence and modern extension. Light streams into the living rooms through the many windows that overlook the two lush gardens, giving an impression of space that is further accentuated by the high ceilings. It was renovated and extended in the 2000s and still boasts many of its original decorative features, now equipped for modern comfort, as well as a pleasant, heated swimming pool.
