In Saint-Malo Intra-Muros,
a nearly 70 m² apartment and its attic, with a sea view
Saint-Malo, ILLE-ET-VILAINE brittany 35400 FR

Location

In north-east Brittany, Saint-Malo stands among the emblematic sites of the Emerald Coast. The corsair city draws visitors and new residents through its natural setting, architectural heritage and history. The apartment lies in the Intra-Muros district, in the northern part of the walled town, a stone's throw from the Porte Saint-Vincent and the château, close to schools, shops and beaches. The railway station is 15 min on foot or 5 min by bicycle, reaching Rennes in under an hour and Paris in under three. From the port, ferries serve the Channel Islands of Jersey and Guernsey, as well as England.

Description

The apartment occupies a building dating from the mid-17th century, one that survived the bombardments of 1944 and where the celebrated Admiral Mahé de La Bourdonnais is said to have been born. Three full storeys rise beneath the attic, built of rubble stone with dressed granite surrounds to the openings. A slate roof crowns the whole, pierced by 'gerbière' and shed dormers. The carved-timber front door is one of the last of its kind still standing in old Saint-Malo. The arch bears the date 1652, while certain carved elements appear to be earlier. Beyond the entrance, a corridor opens into a vestibule, both with parquet flooring. A period wooden staircase serves the upper levels, while a second leads down to the cellars.

The apartment

On the first level, the apartment opens onto a tiled hallway that serves every room. A kitchen and a shower room with lavatory face the inner courtyard, which is in need of refreshing. To the east, a living room has white tiled flooring, with walls dressed in mouldings and a frieze. Light enters through tall small-paned windows and, in certain walls, through glazed fanlights. Facing south onto the alley, two bedrooms have parquet flooring, with dado panelling and a few mouldings.

The attic

Set on the fourth level, this upper room offers a floor area of around 35 m² under the loi Carrez, with two dormers looking out over the rooftops of the old centre's historic buildings, the sea, the château and the Fort National. The ceiling height is generous. A self-contained conversion is possible, the commonhold having approved the change of use.

The cellar

Set in the building's basement, this storage area measures approximately 15 m², with a beaten-earth floor.

Our opinion

An apartment set within one of the rare Intra-Muros buildings spared by the destruction of 1944. The main rooms preserve the understated character of Malouin interiors; the attic, whose change of use has been approved, offers the potential for rental income, with views over the walled town's rooftops, the sea, the château and the Fort National. To live here is to share a little in the spirit of the sailors and great navigators who have always animated this corsair city, capital of the sea.
