Location
Located on the Var department’s southeast coast, along the Mediterranean and facing the Iles d’Or (Porquerolles, Port-Cros and Le Levant), Cavalaire bay, which extends from Cape Nègre to Cape Lardier, is particularly renowned for its fine sandy beaches, while its nautical activities and unique and unspoilt coastal path, stretching over three kilometres, has turned it into a sought-out seaside resort on the Cote d’Azur.
Surrounded by beautiful and diverse landscapes, which fully participate in the Provencal dolce vita, the town is only thirty minutes away from Saint-Tropez, with its port, village and artists, whereas the Toulon-Hyères and Marseille-Provence international airports are accessible in either one or two hours by car, and Toulon, with its high-speed rail station, is a little more than an hour away.
Description
With an upstairs level that extends over half of its ground floor, the villa, of nearly 200 m², was constructed in 1983 overlooking its grounds, and then expanded the following year, whereas, Provencal in style, it features understated rubble stone exteriors coated in ochre plaster, asymmetrical rectilinear windows/doors, a barrel tile gable roof and a double genoise cornice.
On three of its sides, the dwelling is extended by a patio, including one, to the west, topped with a trellis making it ideal for al-fresco meals during summertime, while, in the foreground, abutting a terraced level surrounded by low dry stone walls, a rectangular swimming pool and its immense semi-circular deck provide wide vistas of the surrounding hillsides.
As for the meticulous and verdant garden, of approximately 1,500 m², it is planted with a pleasant variety of vegetation with, in particular, a Canary Island date palm, whereas, on the horizon, the sea can be glimpsed here and there through its lush vegetation.
With a living room, a dining room, a kitchen, a study, five bedrooms and two shower rooms, the villa abuts a former garage now transformed into a self-contained studio flat, of nearly 20 m², perfect for hosting family or friends, while the entire property enjoys a peaceful and luxuriant setting, typical of a seaside residence.
The Villa
From the drive, several steps communicate with the stone patio, which then provides access to the dwelling, while its main entrance and multiple glass doors, from its ground floor living areas, ensure fluid circulation between its interior and the outdoors.
As for the ground floor, it features an immense living room, of approximately 40 m², with a terracotta tile floor, white walls, a floor-to-ceiling height of 7 metres, visible ceiling beams, a brick fireplace with a wood-burning stove and a wooden lintel as well as a masonry staircase with wooden nosing, which ascends to a mezzanine, whereas the fitted kitchen abuts a conservatory of the same size. From here, a few steps lead to the dining room, skirted by a covered patio, while a hallway leads to the two ground floor bedrooms, a shower room and lavatory.
Upstairs, the dwelling contains a study, located on the mezzanine, three bedrooms – including one with its own terrace providing beautiful views of the sea – as well as a shower room, whereas rectangular or hexagonal terracotta floor tiles can be found in most of the rooms, except in several of the bedrooms, which feature sprung flooring.
With air-conditioning units in each bedroom, the dwelling also comes with a vaulted stone cellar (7 m²), which provides optimal conditions for storing wine.
The Flat
Abutting the dwelling on its western side, a former garage has been transformed into a ground-floor studio flat, of approximately 18 m², with a wide sliding glass door, tile floors, a bedroom on its mezzanine level and a kitchenette, which makes it possible to comfortably and independently host friends or family.
The Garden
With more than 1,500 m² and elegantly landscaped with trees, shrubs and other Mediterranean varietals (oleanders, cactus, yuccas, agaves), it shields the villa from its neighbours, while a borehole (110 metres deep) with a water purifier is used for its irrigation system as well as the saltwater swimming pool (10 x 4.5 metres).
In addition, a semi-underground room, of approximately 25 m², makes it possible to store the garden’s furniture as well as the gardening and pool equipment, whereas the immense deck surrounding the swimming pool, made out of pale natural stone, has been designed with both sunny and shaded spaces under the fronds of a giant palm tree. Last, but not least, the unobstructed view of the hillsides, to the west, also provides glimpses of the sea on the horizon, all within a setting that feels like summertime all year long.
Our opinion
This villa, with its prime address on Cavalaire bay, near the sea and immersed within a peaceful environment, would be ideal for those who enjoy water sports, hiking in the surrounding hills as well as relaxing around the swimming pool, while the dwelling, in great condition and easy to live in with its five bedrooms and self-contained studio flat, makes it possible to host friends or family for luxurious, sun-drenched visits.
Featuring a gentle contrast between the clean lines of its understated architecture, with its palette of white, brown and terracotta tones, and the verdant views of the surrounding hillsides and the open sea, the villa could also be expanded with the addition of new rooms upstairs, which would provide enchanting views of the Mediterranean.
