Located in the Seine-et-Marne departement, this property is located in a natural setting, just 35 km from the centre of Paris. A 5-minute drive away, the town of Ozoir-la-Ferrière, set between forests and residential areas, has a full range of local shops. It also has a number of public facilities, including several schools, a music academy, and sports and cultural amenities. The station is 45 minutes from the Saint-Lazare station on the RER E. The Ozoir-la-Ferrière golf course and the Clément Ader golf course are just a short distance from the house. Description
The house
Built on two levels, it rises elegantly around a central forecourt with a wooden balcony overlooking the paved courtyard it dominates on the first floor. The main façade, with large windows set off by brickwork, mark the building out. The tiled roof, with three symmetrical dormers on either side of the central axis, completes the ensemble. Further south, the building has a light-coloured rendering, while a second part with a slate mansard roof rises up, pierced by seven dormer windows that bring in light. On the ground floor, six French windows open onto a vast terrace. It naturally extends the living space into the garden, which slopes gently down to the water's edge.
The ground floor
Behind the glass entrance door, a modern fireplace takes pride of place in the first living room. An open-plan dining room leads to the main living room, in the centre of which there is an indoor fountain. From the dining room or directly from the main living room, a kitchen, fully equipped with wooden cupboards, opens through a glass door onto a south-facing terrace. An interior door leads to a landing with toilets and a staircase to the first floor. Currently accessible from the outside, a storeroom which has a lift, could be directly connected to the main lounge.
The first floor
Accessible from both the main staircase and the lift at the east end of the house, it is organised around a landing that leads to a shower room with a toilet and a corridor leading to a master bedroom. Three south-facing windows bathe the room in light, as does the parquet flooring. A double door, framed on either side by a wardrobe, opens onto a large bathroom with a shower and toilet. From the same corridor, there are three further bedrooms, followed by a fifth with an en suite shower room and separate toilet. A sixth, larger bedroom has direct access to the lift. Lastly, two additional bedrooms share a bathroom and are connected to each other.
The outbuildings
These are located to the east of the house and can be accessed from the paved courtyard. They comprise three horse stalls, two garages and various sheds used as workshops and woodsheds. On the other side of the stream, to the south of the house, a fourth stall for two horses has been built in the meadow.
The grounds
Covering an area of around 2 hectares, they are inspired by the landscapes of large estates. As you pass through the wrought-iron gates, framed by two imposing cedar trees, the estate gradually reveals itself. The different areas, carefully delineated by old railings and the outline of the house itself, form a subtle, structured composition. To the north, a glade-like undergrowth is home to some remarkable species, including an ancient plane tree. Further south, the grounds open out into a garden that slopes gently down to the river, following the contours of the land. A wrought-iron bridge leads across it to a vast meadow, some of which is enclosed by walls.
Our opinion
A residence that immediately imposes itself and arouses curiosity. Entirely restored, it has preserved its 19th-century appearance, particularly on the main façade. Its layout, centred around a paved courtyard, lends it the character of a huge estate, yet on a manageable scale. The generously proportioned interior, with its eight bedrooms and vast reception rooms, is equally suited to being a main or second family home, or for an accommodation project. The horse stalls and surrounding meadows mean that it is perfect as an equestrian site. The grounds are the ideal place for a stroll, planted with ancient trees. They stretch gracefully to the south, where a stream runs through them, giving it a touch of bucolic poetry.
