Location
The property is located on a peninsula, not far from a town on the banks of the Eure River, historically known for its cloth-making industry and whose prosperity was ensured by its many textile factories in the 18th and 19th centuries, while Le Vaudreuil’s golf course, considered to be one of the most beautiful in Normandy, is only ten kilometres away.
In addition, many shops, services and local weekly green markets can be found in the neighbouring villages, whereas the dwelling is also within proximity to the water sports centre in Léry-Poses (15 kilometres) as well as Evreux, the department’s main city and a dynamic administrative centre, which includes infrastructures and amenities (23 kilometres). Lastly, Rouen and Paris are, respectively, 38 and 100 kilometres away, while the SNCF train station in Val-de-Reuil, nine kilometres away from the dwelling, provides easy access to the capital as well as other large regional cities.
Description
The Dwelling
Built in the 18th and 19th centuries, with a floor area of approximately 340 m², it is bathed in abundant natural light thanks to many dual-aspect windows, while the two-storey dwelling includes a central section for residential use, as well as another section, on the left, with sitting rooms and a covered walkway decorated with an openwork wooden lattice on the ground floor, and a flat on the first floor.
Topped with a tile gable roof, the central section’s exteriors are clad in beige roughcast rendering and visible bricks, supported by timber framing in the back, whereas, some of the windows are arched with brick surrounds. As for the left side, it boasts a brick and timber-framed exterior topped with a tile gable roof, whereas parquet, tile or carpeted flooring can be found throughout the dwelling.
The ground floor
Preceded by the entrance porch and accessible via glass double doors, the foyer communicates, on the left, with an open kitchen, a scullery, a lavatory, as well as the entrance to the cellar, and, on the right, with the staircase, safeguarded by a wooden handrail and a wrought-iron bannister, which ascends to the upstairs level.
Extending on from here is the dining room, with views of the garden, followed by two sitting rooms, each with their own fireplace and giving on to the exterior gallery, which skirts this side of the dwelling, while a second wooden staircase provides access to a mezzanine that has been converted into a study overlooking the garden.
The upstairs
With parquet or carpeted floors throughout, the landing provides access to three bedrooms, including one with a study, a fireplace and a private wardrobe, while a bathroom with a shower and lavatory, as well as a separate lavatory round out the rooms on this floor.
The Left Part of the Dwelling, including the Flat
This includes, on the ground floor, a garage for two vehicles, the former cart shed, a utility room and a workshop, while a wooden staircase provides access to the flat and an adjacent terrace facing the garden. As for the flat, it contains a kitchen, a lavatory, a bathroom and a living room, with views of the river.
The Former Mill
Boasting approximately 90 m² and now transformed into accommodations, it includes a living room, a kitchen, a bedroom, a bathroom and lavatory, with tiled floors throughout, while, completely self-contained, it is surrounded by a garden featuring a breath-taking sequoia.
The Tropical Greenhouse
With a floor area of nearly 80 m² and a large window overlooking the river, its many mirrors make it feel as if the greenhouse’s tropical flora stretches on forever, while a summer kitchen area, with a barbecue, as well as a living room, make it possible to eat meals here all year long.
The Garden
Planted with a variety of different trees and enclosed by bushy shrubs and the river, it completely shelters the dwelling from view.
Our opinion
This property, reminiscent of a film set and located in the middle of the Eure department, featuring many historical and architectural vestiges, as well as verdant countryside, the latter of which not only provides a breath of fresh air, but also plenty of peace and quiet just 100 kilometres from Paris, is conveniently situated near the town’s shops, 300 metres away. As for the dwelling, ideal for recharging one’s batteries, it is sheltered from all disturbances thanks to its many trees, the silence of which is only disturbed by birdsong and the gentle sound of water lapping at the river’s edge.
