This property overlooking the sea is located in southeast France, in the Var area, in a peaceful residential district of Carqueiranne, just 2 km from the town centre and the marina. The Pradon beach and its nearby small, wild coves are only several minutes away on foot.

Description
The villa boasts a large basement with a garage extending off it and is surrounded by patios on three sides. It underwent a complete renovation at the beginning of 2010, possesses a roof made up of terra cotta half-round tiles and has ochre coloured rendering. The main house

The ground floor
The entrance is via a rotunda in the central tower, leading into a very spacious living room to the left and an open-plan kitchen to the right. One of them has an en suite shower room with a toilet and the other boasts an en suite bathroom with a toilet. The basement

The guests’ house
This single storey house was built in 1986, partially on the site of a previous construction. It includes a large living room with an open-plan kitchen, three bedrooms, two shower rooms and three toilets. It is in excellent condition. Like the other house, it boasts modern furniture and air-conditioning. Large patio doors open out onto a shaded south-facing patio with panoramic views of the sea.
The garden
This remarkably crafted garden, created by the current owner, spreads out over 2 hectares, blending native Provence plants, trees and shrubs with more exotic varieties. Walking through the garden is akin to visiting an art gallery, where a wealth of shades of green, such as the cypress trees, palm trees, fan palms and yucca, intersect and mingle with the blue agapanthus and brick red shrub verbena. This lush, green expanse hugs the relief of the hillside and includes terraces made up of zoysia and kikuyu grass lawns, flower beds and ponds. You only need to look upwards to admire the canopies of the palm trees and a 180° view of the sea. The Canal de Provence provides the water necessary for the irrigation sprinkler system, the ponds and the swimming pool. The area created around the pool and the summer house, equipped with a kitchen and a barbecue, is an especially popular place to relax when returning from the beach.
Our opinion
This rare property overlooking the sea, almost as if suspended above the Mediterranean, is a veritable haven of unspoiled nature between Toulon and Hyères. This multitudinously remarkable place can be summed up by the watchwords brightness, space, greenery and breathtaking views. It boasts an outstanding view of the sea and the islands on the horizon from the patio or infinity pool. Both of the modernly designed villas are surrounded by flower beds and their large living rooms are bathed with light.
The greenery spread over almost 3 hectares is a unique combination of pleasure garden and botanical park, imagined and created by the current owner. The property is bathed in Provence and exotic scents throughout, providing peace, quiet and comfort to the occupants and offering them the ceaseless pleasure of admiring the blue horizon as far as the eye can see.
