This property is located in the Mâcon vineyards, in the upper part of a hamlet, away from any noise pollution, in one of the most remarkable landscapes in south Burgundy: it stands opposite two crags, namely Solutré and Vergisson, that are emblematic in this wine-making area, whose slopes, which surround the edifice, are covered in vines. From Mâcon-Loché station 15 minutes away, Paris can be reached in 1 hour 40 minutes by high-speed TGV trains, while Lyon-Saint-Exupéry airport is 1 hour 15 minutes away by road.
Description
The main residence
It has a surface of around 100 m², is bathed in light through the openings in three of its facades and is made up of two bedrooms, a bathroom, a separate lavatory as well as a large living room with an open-plan kitchen opening onto a patio to the east.
The holiday cottages
The first of them, with a surface of approximately 75 m², can be reached via a covered outside staircase and is set around a living room with a mezzanine. Large, south-facing patio doors open onto a patio and private garden. The kitchen plus two bedrooms each with en suite shower rooms and separate lavatories complete the layout. The second holiday cottage has a surface of around 45 m², can also be reached via an outside flight of steps and is currently in the process of being renovated. It includes a living room with a kitchen area, plus a shower room and lavatory.
The cellar and basement
On the garden level, beneath the living areas, there are vast volumes made up of storerooms, a workshop, a utility room and a woodstore. The large, vaulted cellar is the most remarkable element on this level: thanks to its volume and structure it could be used to host receptions or group wine tastings. A working bread oven is located near to the steps leading to one of the holiday cottages.
The land
The 5,900-m² plot slopes gently northwards, surrounding the house primarily to the south and east and it plays host to an old but functioning well. Part of the plot is made up of a private garden adjacent to the first holiday cottage. The rest of the mainly grass-covered plot enjoys uninterrupted views of the surrounding vineyards as well as the Solutré and Vergisson crags.
Our opinion
This is a resolutely authentic property that is one of a kind and whose location between two famous crags of the Mâcon area is certainly one of its key assets. The main residence and the two holiday cottages boast plenty of potential for a wide range of conversions, some of which will require renovation work, whether for a large family’s main residence or a professional project, such as bed and breakfast accommodation. The plot of land and its size also offer interesting perspectives. This is a property that is more than worth reinvesting and reinventing.
