The property is nestled on Oléron Island, just off the Atlantic coast of western France, in a village with shops. It is tucked away in a protected natural area that covers more than twelve hectares. You can reach the house quickly, in only five minutes once you have crossed the bridge from the mainland. It lies twenty minutes from the town of Rochefort and its splendid royal ropery, twenty-five minutes from the coastal town of Royan, and only ten minutes from the old ramparts of Brouage. This area of France’s Charente-Maritime department enjoys a particularly sunny climate. The island is a hub of winegrowing and fishing. It offers golden beaches to relax on, forts and lighthouses to discover, and scenic paths for memorable walks and bike rides.

Description

The property includes a house with a barn that stands to the south-east. A few other dwellings edge its south side. The main entrance is also on that side. To the east, an inconspicuous lane runs through greenery up to the house.

The property covers nearly four hectares, stretching northwards and eastwards to former salt pans. Lush vegetation dominates the site. Small trees and clusters of shrubs cover almost all the land, except for a pond that lies towards the north-east corner.

The house

The house is made up of two sections joined together and slightly out of line with one another. A gable roof with monk-and-nun tiling crowns the dwelling. Its facades are punctuated with windows that have red-painted frames and wooden shutters.


The ground floor
The ground floor includes a living room with French windows, a kitchen with a fireplace, four bedrooms, a washroom, a shower room with a lavatory, a bathroom with a lavatory and a garage. The whole surface waiting to be fitted out covers more than 190m². The floors are covered in ceramic tiling, sometimes paired with wood.
The attic
The attic can be converted. It offers an additional living space.

The barn

The barn has been somewhat damaged over time but could be restored. It covers a surface area of around 150m².

This haven is an ode to nature and the sea. It is a sanctuary to be reinvented. These four hectares edged with old salt pans form an oasis of bucolic calm on a beautiful Atlantic island. This refuge nestled in a protected natural area is home to birds, sea animals and sometimes roe deer. The remarkable site is waiting to be brought to life. The property’s potential is clear.
