Location
Surrounded by Côte-d’Or vineyards along the Route of Great Burgundy Wines, a Unesco World Heritage Site, this building complex is located in the city of Beaune, the wine capital of Burgundy, which is situated at the crossroads of major north-south and east-west thoroughfares and is not only renowned for its hospices and their famous annual wine auction, but boasts many cultural, site-seeing and gastronomy-related activities as well.
In addition, the motorway is easily accessible and makes it possible to reach Paris or Geneva in 2.5 hours, the Lyon airport in 1.5 hours and the one in Dole in less than an hour, whereas, the Beaune aerodrome is also open to civil aviation. Lastly, the Dijon train station, which provides service to Beaune, makes Paris, Geneva and Lyon accessible in less than two hours via high-speed rail.
Description
Featuring pointed ashlar stone exteriors topped with a small flat tile hipped roof, this two-storey building, the top floor of which is under the eaves, extends its lengthy façade along the street, while its large or small-paned rectangular windows, safeguarded by wooden shutters, symmetrically cadence its exteriors, which are also embellished with ashlar stone quoins and window/door surrounds.
On one side, a narrow carriage entrance is accessible to transit vans, which can then park in a small courtyard, while, on the other side, a pedestrian door opens on to a large interior courtyard, which communicates with the property’s offices and accommodations. Lastly, at a right angle, a small building, with simple roughcast-rendered exteriors and an interlocking tile roof, provides access to a series of immense industrial-type facilities on the ground floor.
The Accommodations
Thanks to the large interior gravel courtyard, it is easy to circulate between the property’s different premises. In need of a complete renovation, this large building is accessible via a solid wooden door with a glazed fanlight, which opens on to an initial ground floor dwelling featuring a drawing room with visible ceiling beams, another room, a lavatory and a bathroom.
As for the exterior stone staircase, it ascends to additional accommodations upstairs, also accessible via a wooden door with a fanlight, which contains a double living room, a kitchen, two bedrooms, a shower room with a lavatory, a bathroom and another separate lavatory.
The Offices
An exterior stone staircase provides access to a covered gallery leading to several immense and adjustable offices, which are illuminated by many windows, glass doors or fanlights.
The Wine-Making Facilities
Accessible from the large courtyard via several different entrances, a series of giant interior vaulted spaces with a variety of different functions and uses, such as storage, labelling and production, boast a total available floor area of approximately 1,200 m².
In addition, the cellars are accessible via a spiral metal staircase as well as a goods lift, the latter of which is intended for transferring casks and bottle racks, while this underground level also contains a massive network of vaulted galleries and storerooms, extending over more than 1,000 m², meant for barrel aging and bottle maturation.
The winery
Made up of different rooms, it boasts a floor area of approximately 1,200 m² with floor-to-ceiling heights ranging from 2.7 to 8.5 metres.
Our opinion
As the site of a flourishing winemaking business, this property, in need of some renovations, possesses all the assets and amenities related to this storied profession. As for the facilities used for winemaking and bottling, they feature a rational design, as does the large network of underground cellars, whereas the layout of the buildings makes it possible to discreetly welcome wine aficionados, while still conserving the accommodations for its personnel.
In addition, the project to ensure the long-term viability of this entrepreneurial winemaking estate could also be combined with or replaced by other uses made possible thanks to these immense facilities and breath-taking vaulted cellars, which are extremely hard to find so close to Beaune’s downtown area.
