In addition, the Bordeaux train station, approximately 20 kilometres away, provides rail service to Paris in two hours, whereas the Bordeaux-Merignac airport as well as the Libourne train station, accessible in less than 45 minutes, also make it possible to reach the capital as well as a number of international destinations.

Description

Surrounded by four parcels of vineyards, the property will require a complete renovation and, specifically, its centrally-positioned Gironde-style stone dwelling, built in the early 20th century with approximately 240 m², which includes six bedrooms, two kitchens – also used as dining rooms – as well as a living room. Requiring a head-to-toe renovation, its volumes could be completely reinterpreted if so desired, while the property also includes all the infrastructures necessary for continuing its current winemaking activity: a wine barrel storehouse, a fermenting room and a barn.

The Dwelling


The ground floor
Accessible via several doors, the main one opens on to an entryway with a chequerboard-patterned stone floor, while a stone staircase, safeguarded by a wrought-iron bannister, provides access to the upstairs level. With all the rooms on this level facing southwest, with unobstructed views of the vineyards, the entryway also communicates with an immense kitchen with a fireplace as well as a bedroom, whereas, directly opposite the front door, a living room precedes a hallway, which then leads to another exit and a second kitchen, also with a fireplace.
The upstairs
This level, with parquet floors throughout, includes two separate volumes: the first, accessible via the main staircase, provides access to a hallway, which leads to three bedrooms facing southwest as well as a storage area, while, at one end of the building, a wooden staircase from the kitchen leads to two additional bedrooms, each with a washbasin.

The Garden

To the southwest, a grassy garden planted with pines and a variety of other vegetation structures the property’s outskirts and provides access to the fermenting room, the barn as well as the vineyards, located directly opposite the dwelling, while, set back from the rest, a dovecote and a woodshed stand next to a former chicken coop.

The Winemaking Facilities

A fermenting room, of approximately 40 m², contains four concrete vats, which can hold between 80 and 100 hectolitres, while a wine barrel storehouse, with a floor area of 130 m², also includes a section with concrete vats for the purposes of fermenting. Facing the street, a wide door facilitates access and handling, whereas a barn of 60 m², located on one side of the property, could be converted into another purpose.

The Vineyard

Surrounding the property and featuring clay-gravel soil, it is primarily planted with old merlot and cabernet franc grapevines, which comprise four, predominantly merlot, appellations.

Our opinion

Near the historic centre of Saint-Emilion, a globally recognised appellation, this estate embodies the Bordeaux way of life, boasting landscapes cadenced by the vineyards’ different seasons, stand-out gastronomy and proximity to great vintages, while the dwelling’s volumes, to be restored, are quite adaptable and can be reorganised according to the future owner’s wishes.
As for the outbuildings, made up of a wine storehouse, a fermenting room and a barn, they are an integral part of the property’s winemaking business, whereas the five hectares of vineyards, featuring merlot and cabernet franc grapes and operated under the framework of an agricultural lease, provide a regular income and ensure the estate’s on-going upkeep.
Suitable for a number of different projects, with wine as their central theme, such as a bed-and-breakfast or a wine tourism activity, the property is also ideal for a family in search of nature and the great outdoors.
